The Domino Effect On The Real Estate Market

I don`t know about you but each day I like to check the MLS to see how the homes in my area are doing. I look at housing prices like a stockbroker looks at stock exchange each day, only they have the Wall Street Journal and Bloomberg news to use as a guideline, we in Real Estate don`t.

Stock Brokers use graphs and charts to form opinions whether the market will rise or fall. They see a pattern and give it terms such as "Cup and Handle" what that means is they see the market dip and surge in a formation.

That being mentioned during the course of the past 10 months, I`ve watched what we call "The Domino Effect" take place in the Real Estate market.

We`re starting to notice homes that were priced significantly higher finally see that there are no buyers at this level and suddenly they`re adjusting their home prices!

In Miramar, Florida for example I`ve been carefully observing one area in particular called Silver Lakes. This area is worth mentioning because for several months the Realtors who farm this area continued to tell their clients that "Lowering Prices" isn`t an option, they felt that by telling the sellers to keep they`re homes at a higher level will keep the sanctity of the neighborhood. It`s the "Old School" mentality. It`s not working and the sellers are realizing that!

Many of these Realtors have seen their listings expire and in some cases the sellers are on their 2ND,3RD or 4TH Real Estate company.

The Domino Effect is in "Full Swing".
Here are some examples as to what`s transpired in this neighborhood.

1-18072 SW 29TH LN.Miramar Florida. This is a 4bed,2ba,2CG. Home has been listed on the market since 10/17/2006.The original "List Price" had been $424,900. Today this home is listed at $395,000.

2- 18128 SW 24TH ST. Miramar Florida. This is a 4bed,2.5ba,3CG. Home has been on the market since 11/10/2006.The original "List Price" had been $639,000. Today this home is listed at $549,900.

3-2108 SW 176TH TE.Miramar,Florida.This is a 4bed,3ba,2CG. Home has been on the market since 09/08/2006. The original "List Price" had been $573,000. Today this home is listed for $490,000.

4-3555 SW 174TH DR.Miramar,Florida.This is a 5bed,3ba,3CG. Home has been on the market since07/03/2006.The original "List Price" had been $775,000. Today this home is listed for $664,900.

5-3545 SW 174TH DR.Miramar,Florida.This is a 5bed,4ba,3CG. Home has been on the market since 05/04/2006.The original "List price" had been $799,999. Today this home is listed for $689,000.

The examples above demonstrate that the market is slowly diverging itself from being at a level where the Actual Sales Price was too high for the neighborhood.

Some of these homes have been on the market much longer than they should be which indicates that the sellers still need to readjust their sales prices in order to compete.

That doesn`t necessarily mean that their not "Great Homes' it simply means that like the game of Domino's something eventually has to give in order to get them sold.

Moving Forward With Fort Lauderdale Real Estate

As far as the best real estate location in Florida, I think that Fort Lauderdale is in the same class as Miami and Orlando when it comes to real estate market, what separates them from the other big names is that they are in rather low-profile status. But although they are not as well-known as the latter Fort Lauderdale is still considered as one of the best spots in Florida to invest real estate with. Well for one they offer the same views for beaches and waterfront properties, same weather and all, so I think Fort Lauderdale is hitting the good spots in Real Estate marketing. I like what the market is having right now. They are in a good state and personally even though the market in general is not looking good the idea of Fort Lauderdale has potential to at least be in the same lines as the other high rated cities in the state.

For some odd years, Fort Lauderdale's real estate development has shown significant progress, having built some nice condos and great residential homes. It just shows that the city is not afraid to step their game and pushes for progress. One of the best ways to make an investment in the city is to have a first hand look at its resources, its exquisite scenery, top of the line beaches great weather and great people offers you the best possible way to live in the area. The highly touted struggles of the market in the recent years have been documented and it's a shame that Fort Lauderdale being affected, well every city in the state seems to be affected. It's no question how much improvement the city can do because their ceiling very high and the market's rebound situation is opening up for them. Numbers shows that they are doing quite well in progressing.

People are choosing Fort Lauderdale as a good spot to invest homes with, although moving slowly they are still confident that they will witness good progress when the time comes. Point made that Fort Lauderdale and other cities within its county are doing everything to change the pace of their real estate market thus giving way for more improvement in the future. It is not a secret that Fort Lauderdale has been known to standout even thought they are not in the lighter side of the limelight. I think with patience and creativity the market of the region will move significantly not overnight or all of sudden but in time. It is believed that numbers are telling the people that it is on a down pace but I think with a few more good runs they will be in good stage.

So, if other cities in the state are suffering form the highly-publicized drought, Fort Lauderdale real estate market should not be affected because if anything else they have confidence on their market and they know very well what they can do to improve and move out of the dug out. They are a premier tourist hot spot, veterans who retires chooses the cozy and relaxing ambiance of the place and I think as we move on we will see progress, it is not really impossible thus it is something we can all feast our eyes in when it gets a bit hot in the market. Fort Lauderdale real estate market will soon rise and will prove the doubters wrong.

Real Estate Investing in Florida

Real estate investing in Florida is still a lucrative way to make money. Although the market is severely depressed, now is a good time for those who have money to find some real bargains in the real estate market in Florida. There are currently many more homes on the market than there are buyers. Many of these properties are brand new and have never even been occupied. Many of these properties are in foreclosure.

Those who are thinking of real estate investing in Florida can find many different types of properties priced way below market value. Although the real estate market in Florida is depressed, now is an excellent time to buy cheap, hold onto the property for a while, and then sell.

The real estate market in Florida is no different than any other market, such as the stock market. Just as stock prices drop and then rebound, so does real estate. Florida will always be a desired area in which to own real estate. Florida has warm, tropical weather and no snow; for this reason, people are always going to want to move to Florida.

One way to invest in the Florida real estate market is to purchase rental units. Because Florida is such a popular vacation destination, rental units can usually be let to vacationers throughout the year. There are many condominiums and smaller properties that can be purchased below market value to be used as rental units. If you are purchasing a condominium, however, be sure that there are no restrictions on renting to families with children, as many condominiums in Florida have age restrictions.

Another way to invest in the Florida real estate market is to purchase your retirement home now. Even if retirement is many years away, chances are that the property will appreciate in value quite a bit by the time you are ready to retire. You can use the property as your own vacation home when you visit sunny Florida.

Because the real estate market is in such a depressed state, real estate investing in Florida can be a wise investment for those who are willing to wait until the market rebounds. Like any other market, the real estate market fluctuates. Now is the time to make a solid investment in a good piece of property for much less than the actual value in Florida.

Fort Lauderdale Real Estate - Developers Plan Their Next Move In A Jittery Market

The city of Fort Lauderdale in Broward County, Florida has truly evolved from just being a preferred spring break destination in the 1980's. The city is now a thriving and diverse residential market, and has a very exceptional educational, cultural, retail, and entertainment infrastructure.

Spurred by the redevelopment of the area's beachfront and the Riverwalk, the investments in infrastructure by the city and Broward County government, is an indicator of growing business confidence in this locale, which has previously been known as just an area that is purely dependent on tourism.

What Happened Here During The Previous Years

During the height of the US housng slump, the prices of existing homes in Fort Lauderdale rose by as much as 32% over the past year, putting the median home values at $321,000.

According to economic analysts, the Fort Lauderdale housing market is very vulnerable, as there have been lots of reports of speculative buying." Acording to the Natonal Association of Realtors, there's been so much appreciation that retirees, the traditional buyers of Fort Lauderdale real estate, may be priced out of the market. The market for European buyers still remains a source of demand, however that could quickly vanish if the euro weakens, or is at par with the dollar one day.

Most Indicators Are Down, But The Market Is Still Alive

As the housing slump has brought about a surge in foreclosures and dropping home values, most indicators are currently down, with rices declining and the number of sales dropping as well. But the market is still alive says housing market observers, that is, if the prices are not inflated. Most analysts say that there are markets that are better than others, and times that are better than others, and you need to deal with what you have before you. Some long-time brokers here note that some residential developers changed plans from ownership to rental apartments, because getting these projects financed might be easier right now. However, when the economics shift later, they could soon convert to condos.

Despite The Crisis, Some Are Still Building Homes

Despite getting a lot of negative publicity about its real estate market woes, home builders and developers in this area continue to create and submit building plans to the city, for the construction of new multi-family homes, condos and estates, and construction continues on hundreds of condo units that were approved in recent years.

Some have noted how construction workers recently topped of two high-rise condos at the city's beach district, along with the new construction of a new rental condo project nearby. The city also recently approved changes to a new residential project, called the Eclipse, that was also approved in 2005, but was previously called Brickell Heights.

The development project also won another six months' time, as well as the to change the site plan. The Eclipse will have around 213 residential units when completed. Hom developers here have also in addition, sought and obtained approvals for 629 residential condos or apartments that had been approved several years ago in a slightly different form, but were never started on. However today, these projects will move forward according to developers, despite being in a jittery real estate market.

South Florida Real Estate Statistics and the Market's Bottom

What is the market bottom? When will we reach it ?

These are very popular words today. I hear it every day from investors, sellers, trouble-mortgage holders. While there is some common sense in putting some common sense in what seems a never-ending trend, there is not in reality a point in time that we could later on represent as the day when real estate values stopped dropping.

I have found in my daily exposure to real estate transactions that trends vary  according to specific regions, locations, and type of properties. In what has become one of my specialties: finding properties in South Florida for out-of-town buyers and foreign investors, the tendency has accelerated lately.  These buyers usually concentrate on the most touristic areas and focus on the beach, attractions and entertainment centers

As more of the better located properties sell at discounted prices, the new units that enter the market are not enough in quantity  to replenish this unique inventory.  No new properties are presently built on South Florida's beaches and adjacent areas. Therefore, it makes sense that the turning point is inevitably coming, when there will be a balance between demand and offer which stabilize.

And I have lately started to feel a certain latency compared to the last few years' turmoil. Will I extend this to other areas which are less familiar? It's obvious that foreclosures and short sales volume is still increasing in less demanded area.  They will keep the pressure on the prices in those areas. In the premium areas, however, after most developers with  unsold properties on their hands, and under pressure from bank and lenders, have finally come to term with taking their losses and accept substantially lower offers, there has been a sensible reaction and sales are happening in numbers that we had not seen in many months. Troubled resale and "underwater" properties that had been on the block for a long time, had finally started to move, once the banks have somehow adjusted their "short-sales" procedures.

This feeling of  "things starting to change" have prompted me into giving a quick look at some basic statistics in the areas I cover.

In the figures below, I am comparing the active inventory of homes and condos in the most important areas of South Florida. It's the easiest approach to a first look. In most locations, I notice a reduction in the listings of up to 5 and even 10%. And that's in less than two months.

This tendency is general in all locations analyzed. Is this the bottom of the market? A continuous reduction in the listings would eventually mean a stabilization. Prices have continued to deteriorate, during the first semester of 2009. This has evidently brought back to the market lots of sideliners. Depending on which area, prices are back to their 2003-2004 levels.

I have even run across prices that I hadn't seen 2001-2002. Will we reach the 2000 price level? I don't think so. But it would be reasonable to assume that prices will reach the normal levels that they would have reached if the distortions of the mortgage craziness hadn't occurred, and if the real estate "bubble" wouldn't have been a factor in inflating real estate values. I would take the 2000 prices and adjust them by a 3 or 4% yearly inflation factor and we could talk about 30 to 40% total factor on the 2000 values to reach the prices where the market will eventually bottom.

I am not an economist; just a common sense, practical, thinker. What I mean is that prices should go back to what they would have been if this nightmare wouldn't have happened. Does it make sense? I hope so. Because I believe that the "affordability" is what will have the last word. The price cannot be what a buyer cannot afford. It must fall in the ranges that Fannie Mae's rules had traditionally established. 28% of your gross income can be safely dedicated to pay for your PITI (mortgage principal and interests, insurance, and taxes). That only will prevent foreclosures, insolvency and bankruptcy.

I just use the MLS statistical tools and they reflect what I have been feeling for some time now. The best properties are being sold; the most attractive opportunities are being grabbed. Of course, incredible offers and bargains are around every corner, but there are getting scarcer to find and this definitely not going to last forever.

The inventory of homes for sale is an important factor, and it is true that almost no new construction has been added to this inventory in the last two or three years, except for the condominium buildings being completed. Affluence of out-of-town buyers and investors has been slowly eroding this inventory and it will continue.

Foreclosures and short sales are supposed to increase in the immediate future, due to the end of some banks "moratorium" on foreclosures. Unemployment is still eroding homeowners overall solvency.

However, the above comparison is significant. I don't think it is too adventurous to claim that we are very close to the market's bottom.

The information below is classified by city, active listings as of March 19, 2009 followed by those at the date of May 15, 2009.

Broward Real Estate - Best in Florida

Located in the state of Florida, Broward County is the second largest county in the state in terms of population. According to the most recent estimate the area had a population of more than 1,785,000 people. Fort Lauderdale is the county seat of Broward County. This area is one of the constituents of the South Florida Metropolitan Area. This county has an area of about 1,300 miles sq. and two-thirds of its area lies in the undeveloped Everglades conservation region.

The history of the county goes back to the year 1915, when it was created. Two counties, Palm Beach County and Dade County, contributed equal portions and thus came about Broward County. It was named after Napoleon Bonaparte Broward, who acted as Governor of Florida from 1905 to 1909. Presently Broward County is bordered by Palm Beach County to the north, Miami Dade County to the south, Hendry County to the north-west and Collier County to the west.

Broward County is served by the Broward County School District. It is presently the fifth largest school district in the US and the second largest in the state of Florida. Besides having the advantage of an extensive network of schools, colleges and universities, the place is also home to one of the largest public library systems in the country named Broward County Library comprising 37 branch locations. Fort Lauderdale, Pembroke Pines, Miramar, Hollywood, Coral Springs and Sunrise are all part of Broward County Real Estate.

In terms of transportation, Broward County scores well since three major interstate freeways consisting of Interstate 75, Interstate 95 and Interstate 595 operate in it. Apart from this a street grid runs throughout the county's area. The Sawgrass Expressway is the basic east-west connector. Good infrastructure in the area is one of the biggest reasons why the economy is doing well commercially. Fort Lauderdale International Airport is known and admired worldwide.

Broward County Real Estate is gaining ground as there are currently 2,271 homes available for sale in Fort Lauderdale, 1,424 homes in Pembroke Pines, 1,767 in Hollywood and 1,515 in Miramar. Broward County economically depends most on the manufacturing sector for subsistence. A range of durable goods like furniture, machinery, transportation equipment etc. and non-durable goods like paper, apparel and chemicals are produced here. Broward County enjoys the best real estate in Florida due to its excellent weather, beautiful beaches, and most friendly and tourist oriented government that are always encouraging an influx of both domestic and international tourism. The economy also has a strong retail trade base with building materials and general merchandising leading the order.

A flourishing economy has prompted real estate trade to grow immensely in the area. Rate of growth of employment is high in Broward County, predominantly because of the service sector. Unemployment rate is very low in this part of the US, most people being self-employed and some being in Government jobs. This is definitely a reason why more and more people are making Broward County their home. Broward County real estate is very popular and in 2008 is expected to continue to rise.

Fort Lauderdale Real Estate - More Residential Developments Are Coming In Despite The Housing Slump

Located between the cities of Miami and Palm Beach, the city of Fort Lauderdale is blessed with sunny weather and wide expanse of wonderful white-sand beaches.

The city has drawn hordes of job seekers and retiring baby boomers, who have pulled up the region's population by around 2.1% in December to 1.8 million from a year earlier, according to economists.

The city has also seen robust growth in smaller professional-services firms, as well as in the construction sector, which has lifted employment levels by 4.5% in January from the year earlier, which is around three times the national rate of 1.5%, based on data from the Bureau of Labor Statistics

The Region Is Bucking The Housing Slump, And Is Seeing More Housing Developments

The city, as well as the whole of Broward County, is seeing the development of more condo units, and has attracted around $1 Billion in newer high-end property developments. The recent strengthening of the city's residential property markets can be traced back to the nation's housing boom, as well as the city's decision in the 80's to redefine itself from merely being a party spot for spring break college students.

The amount of new developments in this city's residential market suggests that investors are serious. Around 4,671 new condo units were completed last year, with about as many scheduled to come on the market this year, according a senior economist working with Torto Wheaton Research.

Property market investors also bought around 15,000 apartment units to convert them into condominiums last year, which represents the fourth-highest volume among the country's major markets, according to Real Capital Analytics Inc. As of January 2008, the total available inventory for the city was placed at: Single family units - 12,132(10% higher than '07, a year ago it was 76% higher); Condo/Townhouse - 16,170 (5%, higher than 2007, a year ago it was 85% higher). Total available inventory for all types of dwellings was placed at 37,604, which was 7% higher than 2007.

Why Some Developers Are Confident Of Weathering The Housing Market Slump

Some residential developers in this metropolis are still quite confident that they can adjust their housing forecasts and new developments, to withstand any drop in demand. For example, the Rockefeller Group Development Corp. of New York plans to begin construction next month on a mixed-used development called Miramar Town Center that will have around 500 residential units. "If we were trying to get top dollar, that would give us more concern," says John Petricola, the group's regional director. "We're being very careful to make sure they're positioned around the market's median price.

Fort Lauderdale is famous forhaving an extensive network of canals, and is an especially popular destination for fishing and yachting. It's economy is heavily reliant on tourism. However, at present, the city's downtown area, as well as it's beach area, especially around as Olas Boulevard, has seen quite dramatic changes in the past decade, with rapid growth being felt, and the area now now hosts a lot of new hotels and high-rise condo developments. Other major improvements include the completion of a wide array of new boutiques, galleries, and restaurants as well as upgrades to Lockhart Stadium, which are meant to attract larger and more impressive sporting events.

South Florida Real Estate - Florida's Finest

Situated in the southeastern part of the United States, South Florida has the popular name of Miami- Fort Lauderdale-Pompano Beach metropolitan area and is also referred to as the Miami Metro area and even the Tri-County area. The last of the names is most justified as South Florida includes the three counties of Miami-Dade, Palm Beach and Broward. When considering the different counties of Florida, these three can be held as the most populous. Among the three counties, Palm Beach was the smallest to be added. Miami happens to be the largest city in this region. A recent census estimates the population of South Florida to be nearly 5,500,000 and the density is about 1,570 people per square mile.

The area has a tropical wet and dry kind of climate with certain areas also being affected by humid subtropical climate. The wet season and the season for hurricanes arrive in the area during the same time. As South Florida is situated between two water bodies, chances of hurricanes affecting the otherwise stable climate get increased. The two most famous hurricanes to have blown over the area are Hurricane Andrew and Katrina.

Education offered in South Florida is one of the most well known in the state. It is served by the Miami- Dade County Public Schools district which has its own elected school board. The day- to-day functions of the school network are taken care of by the Superintendent of Schools. The other two school networks operating in the area comprise the School District of Palm Beach County and Broward County Public Schools District. Tertiary education is provided by several good colleges and universities including University of Miami, Florida National University and Broward Community College.

South Florida is served by three major airports namely, Palm Beach International Airport, Miami International Airport and Fort Lauderdale-Hollywood International Airport. Local transport includes Metrorail that stretches across 22 stations. Apart from this there are five interstate highways that help the area to maintain good connectivity with other places. This region has a flourishing economy with several public companies operating successfully. These companies are the major employers in the region. Approximately there are 100 profit making public companies running in the region with 200 private companies also making their mark. South Florida has one of the greatest numbers of Fortune 500 companies in the whole of United States.

South Florida real estate is among the most thriving in the state of Florida. It is not only because of the high growth of employment opportunities but also because the place is famous for welcoming external businesses to flourish. A great variety of real estate is available here including residential homes, condominiums and even land. There are over 115,000 properties currently available in South Florida. The number of foreclosures is staggering and presents an opportunity for both owner-occupants and investors. In a recent study Broward county was ranked second in the United States in the foreclosure rate. Miami-Dade County was ranked fourth in foreclosure rate and Palm Beach County was ranked thirteenth. Now is the time to invest in South Florida real estate.

Broward County Real Estate - More Affordable Housing Grants Are Needed

With the housing crunch creating a ripple of problems for the overall US housing sector, home developers in South Florida are finding it increasingly harder to sell homes, and are now seeking out alternatives to lower the price, and entice home buyers again.

An innovative housing initiative, the Mike Davis Community Workforce Housing Initiative pilot program, which was named after a former state legislator from Naples, has been in existence since 2006, and the funding, amounting to $62.4 million, is planned for use in funding housing projects in neighborhoods that are close to employers, services and transportation. This program is one of a few noted to help people in industries such as police, education and health care.

One Way To Make Housing More Affordable Is Through Granting Subsidies

According to housing industry professionals, the only way to make housing affordable for ordinary people is to get large subsidies. One noted area developer has been noted to have applied for $4.3 million from the state to subsidize a townhome and apartment development in the city of Fort Lauderdale. If that housing project gets approved for funding, the unnamed developer plans to use the funds to reduce prices off their 25, two- and three-bedroom town houses near downtown Fort Lauderdale by $100,000.

At present, market prices for the townhomes in this area have ranged from s $250,000 to $350,000. The Florida Housing Finance Corporation notes that applicants will know by July of this year, at the earliest, if their projects are approved for funding, although the state says that it's quite too early to predict how many of the developments will get the money. The developer who applied for the assistance says that even though housing prices have come down, they haven't come down enough yet.

In Miami-Dade, existing single-family home median prices went down by 15 percent in January from $395,900 the year before to $336,800, according to the Florida Association of Realtors. In Broward County, the median dropped 14 percent from $364,500 to $314,200. Miramar is banking on getting the funding so that it can make the price of its townhomes at its Town Center affordable. Lowell Homes in Miami has started selling the residential units in the Town Center -- townhomes in the $300,000- to $400,000-range and condos from the mid-$200,000s -- in spring 2007.

Why The Need For More Affordable Housing Grants

For businesses and state governments, the lack of affordable housing programs also creates a lot of pressure on hiring decisions, schools, taxes, suburban sprawl, congestion, pollution, emergency services and natural resources. And although every state has a housing finance agency, which is aimed at helping first-time home buyers, and many urban centers and some large businesses have housing assistance programs, the figures today show that a lot more needs to be done.

In a study of the largest metropolitan areas in the US, the most distressed and cash-strapped homeowners are located in California, Florida and New York City, as home prices here have risen and have been out of the budgets of many. In some metropolitan centers, at least half of the homeowners are spending up up 30% more of their monthly incomes just to pay for their homes.

Currently, housing projects in areas like Pembroke Pines, Miramar, Hollywood, Fort Lauderdale, Miami Beach, Coral Gables and North Miami are applying for funding, and of the 49 state projects that have applied, 19 are located in the Miami-Dade and Broward counties.

Fort Lauderdale Real Estate - How The Market Is Recovering From The Housing Crunch

The city of Fort Lauderdale in Broward County, Florida has more to offer than just the wonderful, sunny climate and pristine with-sand beaches. And while these are obviously one of the best attractions of the area, the city is also a vibrant business, educational and cultural destination.

The metropolis is famous for being known as the Venice of America, and has over 300 miles of waterways, so getting a home on a waterway or canal would not be as hard as one might think, and there are currently many options available for prospective home buyers, despite the glitches created by the current US housing market crisis.

Current Home Sales And Inventory Figures

The real estate agent's association of Ft. Lauderdale has provided a more current observation of real estate trends and news, which shows the current home sale listings and price trends.

According to recent property values and home sales information, for new listings, single family units amounted to 1,881, which is 7% lower than 2007, a year ago was 37% higher. For condos and townhouses, the listings were 2,333, and these were 17% lower than in 2006.

For total available inventory levels, single family homes were pegged at 12,142, which was 14% higher than in 200, for condos and townhouses, the inventory levels were at 16,438, which was 12% higher than in 2007. Close sales for single-family homes were placed at 391, and these were 35% down from 2007, and a year ago it was up 1%. The city's median sales price is $325,000, and was down by 7% from last year .

Has The Local Market Shifted To Favor Buyers Now?

According to real estate analysts, Fort Lauderdale's residential real estate market has began to shift from being a seller's market, where home prices rose up by 20% to 30% each year, to one that is now being viewed as a robust and vibrant, yet a more equitable environment for home buyers. In retrospect, in June 2006 there were more than 20,000 homes and condominiums on the selling block in the whole of Broward County, so with the high levels of home inventories, many consider this to be a good time to buy homes.

The out-of-state markets in Pembroke Pines, Weston, Miaramar, Davie and this city, however will take a little longer to slow down, because of the high-income levels of the residents in this bracket, and a small rise in interest rates should not be able to totally deter most of these folks from buying.

A more beneficial economic environment has helped Fort Lauderdale institute itself as a major state and global business center, with more commercial zones for new or expanding businesses and multinational firms. While formerly renowned as a tourism destination, this city now is supporting a wider array of industries, which include manufacturing, finance, logistics, insurance, real estate, high technology and aerospace, as well as film and television production.

The city's lovely Riverwalk serves as the the area's arts and science, cultural, and historic district, and features the Broward Center for the Performing Arts, the Museum of Discovery and Science, the Museum of Art, and also the Old Fort Lauderdale Village and Museum.

Fort Lauderdale Real Estate - Foreclosures And The New Property Tax Relief Proposal

Broward County is one of the most progressive area in th estate of Florida. The county has a population of about 1,787,636 ; which makes it the second most populated county in the state.

Its county seat and largest city is Fort Lauderdale. The county has a vibrant economic, tourism, education, and arts & cultural scene, and despite the temporary concerns brought about by the US housing slump, its economy remains vibrant and residents here remain upbeat about long-term prospects when it comes to housing and mortgages.

County Housing Market Figures For January 2008

With most of the US housing market slumbering because of the mortgage crisis, home prices and sales of existing homes dropped last January, as the downturn in South Florida's housing market has entered into its third year.

In Broward County, the median price slid by 14 percent in January 2008, to $314,200, down from 364,500 a year ago, according to the Florida Association of Realtors. Home sales have dipped by 33 percent, to 307 from 458. It was the fewest homes to change hands in any month countywide since the Florida Association of Realtors started releasing monthly housing figures in the mid-90's.

The housing depression is also seen in Palm Beach County, across the state and elsewhere in the US. According to data from the National Association of Realtors in January the median price for a home was pegged at $201,100, and was down further for the fifth consecutive month.

Will Foreclosures Further Depress Home Prices?

According to local housing analysts, the expected swelling of foreclosures this year is expected to further add to the excess of homes already on the selling block.

In Broward County last month, 2,745 homeowners were notified by their lenders that they intend to take back the properties, which nearly tripled from 949 the previous year. According to housing analysts from Metrostudy, the foreclosures are going to continue to depress home prices, therefore 2008 will still be a generally soft year.

According to a county housing analyst, a lot of home buyers today who don't have a convincing reason to purchase now are holding off, and cautiously waiting for the housing boom's inflated prices to continue falling to more reasonable levels. The county housing observers further added that housing prices in Broward still remains unaffordable for a large segment of the people who work here, which gives them second thoughts about buying homes.

How County Residents Are Taking Stock Of The Property Tax Relief Proposal

The state's referendum passed on Jan. 29, which allows residents to transfer Save Our Homes tax breaks from their existing home to newly purchased ones, limits how much a home's tax value can increase each year to no more than 3 percent, which allows many homeowners built up huge tax cushions during the real estate boom years. The county's Homeowners have also lined up to take their tax breaks with them to a new home in the month, because voters approved a property tax relief proposal allowing the long-sought ability to transfer savings.

The county's Property Appraiser's Office is also preparing itself for hundreds more to come in before the proposal's deadline. Most of those filing are residents who have bought larger homes within their current communities. However, for those leaving the county and taking their tax breaks elsewhere in Florida, analysts note that the areas of St. Lucie and Lake counties should be preferred destinations.

According to the county's property appraiser, "people had been in a holding pattern waiting to see what happened with the referendum, but they now can move and not worry about their taxes going through the roof."

The county appraiser also notes that those who sold their home and purchased a new one last year are eligible to benefit from portability on this fall's tax bills, and individuals who have moved this year can also apply for portability; however it won't apply until the tax bills that come out in fall 2009.
