The Domino Effect On The Real Estate Market

I don`t know about you but each day I like to check the MLS to see how the homes in my area are doing. I look at housing prices like a stockbroker looks at stock exchange each day, only they have the Wall Street Journal and Bloomberg news to use as a guideline, we in Real Estate don`t.

Stock Brokers use graphs and charts to form opinions whether the market will rise or fall. They see a pattern and give it terms such as "Cup and Handle" what that means is they see the market dip and surge in a formation.

That being mentioned during the course of the past 10 months, I`ve watched what we call "The Domino Effect" take place in the Real Estate market.

We`re starting to notice homes that were priced significantly higher finally see that there are no buyers at this level and suddenly they`re adjusting their home prices!

In Miramar, Florida for example I`ve been carefully observing one area in particular called Silver Lakes. This area is worth mentioning because for several months the Realtors who farm this area continued to tell their clients that "Lowering Prices" isn`t an option, they felt that by telling the sellers to keep they`re homes at a higher level will keep the sanctity of the neighborhood. It`s the "Old School" mentality. It`s not working and the sellers are realizing that!

Many of these Realtors have seen their listings expire and in some cases the sellers are on their 2ND,3RD or 4TH Real Estate company.

The Domino Effect is in "Full Swing".
Here are some examples as to what`s transpired in this neighborhood.

1-18072 SW 29TH LN.Miramar Florida. This is a 4bed,2ba,2CG. Home has been listed on the market since 10/17/2006.The original "List Price" had been $424,900. Today this home is listed at $395,000.

2- 18128 SW 24TH ST. Miramar Florida. This is a 4bed,2.5ba,3CG. Home has been on the market since 11/10/2006.The original "List Price" had been $639,000. Today this home is listed at $549,900.

3-2108 SW 176TH TE.Miramar,Florida.This is a 4bed,3ba,2CG. Home has been on the market since 09/08/2006. The original "List Price" had been $573,000. Today this home is listed for $490,000.

4-3555 SW 174TH DR.Miramar,Florida.This is a 5bed,3ba,3CG. Home has been on the market since07/03/2006.The original "List Price" had been $775,000. Today this home is listed for $664,900.

5-3545 SW 174TH DR.Miramar,Florida.This is a 5bed,4ba,3CG. Home has been on the market since 05/04/2006.The original "List price" had been $799,999. Today this home is listed for $689,000.

The examples above demonstrate that the market is slowly diverging itself from being at a level where the Actual Sales Price was too high for the neighborhood.

Some of these homes have been on the market much longer than they should be which indicates that the sellers still need to readjust their sales prices in order to compete.

That doesn`t necessarily mean that their not "Great Homes' it simply means that like the game of Domino's something eventually has to give in order to get them sold.

Fort Lauderdale Real Estate - Developers Plan Their Next Move In A Jittery Market

The city of Fort Lauderdale in Broward County, Florida has truly evolved from just being a preferred spring break destination in the 1980's. The city is now a thriving and diverse residential market, and has a very exceptional educational, cultural, retail, and entertainment infrastructure.

Spurred by the redevelopment of the area's beachfront and the Riverwalk, the investments in infrastructure by the city and Broward County government, is an indicator of growing business confidence in this locale, which has previously been known as just an area that is purely dependent on tourism.

What Happened Here During The Previous Years

During the height of the US housng slump, the prices of existing homes in Fort Lauderdale rose by as much as 32% over the past year, putting the median home values at $321,000.

According to economic analysts, the Fort Lauderdale housing market is very vulnerable, as there have been lots of reports of speculative buying." Acording to the Natonal Association of Realtors, there's been so much appreciation that retirees, the traditional buyers of Fort Lauderdale real estate, may be priced out of the market. The market for European buyers still remains a source of demand, however that could quickly vanish if the euro weakens, or is at par with the dollar one day.

Most Indicators Are Down, But The Market Is Still Alive

As the housing slump has brought about a surge in foreclosures and dropping home values, most indicators are currently down, with rices declining and the number of sales dropping as well. But the market is still alive says housing market observers, that is, if the prices are not inflated. Most analysts say that there are markets that are better than others, and times that are better than others, and you need to deal with what you have before you. Some long-time brokers here note that some residential developers changed plans from ownership to rental apartments, because getting these projects financed might be easier right now. However, when the economics shift later, they could soon convert to condos.

Despite The Crisis, Some Are Still Building Homes

Despite getting a lot of negative publicity about its real estate market woes, home builders and developers in this area continue to create and submit building plans to the city, for the construction of new multi-family homes, condos and estates, and construction continues on hundreds of condo units that were approved in recent years.

Some have noted how construction workers recently topped of two high-rise condos at the city's beach district, along with the new construction of a new rental condo project nearby. The city also recently approved changes to a new residential project, called the Eclipse, that was also approved in 2005, but was previously called Brickell Heights.

The development project also won another six months' time, as well as the to change the site plan. The Eclipse will have around 213 residential units when completed. Hom developers here have also in addition, sought and obtained approvals for 629 residential condos or apartments that had been approved several years ago in a slightly different form, but were never started on. However today, these projects will move forward according to developers, despite being in a jittery real estate market.

Fort Lauderdale Housing Market Also Suffering From Nationwide Bust

The Fort Lauderdale real estate has reached its cooling drought this season. It is not an unusual effect considering the nation's real estate market is suffering from a decline that expert predicts will last for a year. In Florida, Fort Lauderdale, Miami and Orlando are leading the charts on having the year's worst market. It is a fact that the market's strong suite have been used in the past couple of its own market's boom but now, every state is on the breakdown, every one of them is on the ladder going down. Fort Lauderdale as we know has tremendous landscape and the location is pretty much perfect in a tourist's eye, thus even luring some to get a home there for vacation purposes.

For years it has been known as one of the most well known Florida location that vacationers targets and people dream of living, but now it has changed, there are no significant change in its location, if there is some, it just probably improved with high risers and new establishment, so why does there are decline on its market? The basic factor might have been the new establishments and buildings that are being built like Miami; there is a case of overbuilding in Fort Lauderdale. The market in housing and residential is taking a dip as we know it buts still the condo market is doing some more building. Developers and investors alike are pushing and pushing for projects which as of now many of their units are left unsold and still listed.

It's a common problem in this year's market, not everyone is happy about that fact but it is reality. It stings on every state that is suffering from a bust but as long as our economy gets the beating and the Dollar is getting bullied by other currencies the fact of the matter is we are in a state of improper market strategies. No one is expecting this year's crisis as honestly we are caught off-guard and now we are scratching our heads in disbelief. Fort Lauderdale specifically is getting the news of the blues, as realtors and developers have realized it is a tough market to have and an inconsistent one I might add. Truth be told that we are on a crisis, a housing crisis, a very detailed one and not very pleasant. Right now there is nothing to do but just wait and see what the market will give us be it another bust or a boom, it's all up in the air.

Fort Lauderdale Real Estate - How The Market Is Recovering From The Housing Crunch

The city of Fort Lauderdale in Broward County, Florida has more to offer than just the wonderful, sunny climate and pristine with-sand beaches. And while these are obviously one of the best attractions of the area, the city is also a vibrant business, educational and cultural destination.

The metropolis is famous for being known as the Venice of America, and has over 300 miles of waterways, so getting a home on a waterway or canal would not be as hard as one might think, and there are currently many options available for prospective home buyers, despite the glitches created by the current US housing market crisis.

Current Home Sales And Inventory Figures

The real estate agent's association of Ft. Lauderdale has provided a more current observation of real estate trends and news, which shows the current home sale listings and price trends.

According to recent property values and home sales information, for new listings, single family units amounted to 1,881, which is 7% lower than 2007, a year ago was 37% higher. For condos and townhouses, the listings were 2,333, and these were 17% lower than in 2006.

For total available inventory levels, single family homes were pegged at 12,142, which was 14% higher than in 200, for condos and townhouses, the inventory levels were at 16,438, which was 12% higher than in 2007. Close sales for single-family homes were placed at 391, and these were 35% down from 2007, and a year ago it was up 1%. The city's median sales price is $325,000, and was down by 7% from last year .

Has The Local Market Shifted To Favor Buyers Now?

According to real estate analysts, Fort Lauderdale's residential real estate market has began to shift from being a seller's market, where home prices rose up by 20% to 30% each year, to one that is now being viewed as a robust and vibrant, yet a more equitable environment for home buyers. In retrospect, in June 2006 there were more than 20,000 homes and condominiums on the selling block in the whole of Broward County, so with the high levels of home inventories, many consider this to be a good time to buy homes.

The out-of-state markets in Pembroke Pines, Weston, Miaramar, Davie and this city, however will take a little longer to slow down, because of the high-income levels of the residents in this bracket, and a small rise in interest rates should not be able to totally deter most of these folks from buying.

A more beneficial economic environment has helped Fort Lauderdale institute itself as a major state and global business center, with more commercial zones for new or expanding businesses and multinational firms. While formerly renowned as a tourism destination, this city now is supporting a wider array of industries, which include manufacturing, finance, logistics, insurance, real estate, high technology and aerospace, as well as film and television production.

The city's lovely Riverwalk serves as the the area's arts and science, cultural, and historic district, and features the Broward Center for the Performing Arts, the Museum of Discovery and Science, the Museum of Art, and also the Old Fort Lauderdale Village and Museum.

Miami South Beach - An International Beach Americans Can Visit Without a Passport

I just love South Beach in Miami. Some people think of it as the international playground for the rich, famous and beautiful people but not me; I live in Florida so I know the 'real' South Beach and trust me you find all kinds there. I have a friend I met while in college recently come back for a visit. He's French and is used to international type beaches, shops, cafes and clubs and often brags that there isn't anything like them anywhere else in the world so while he was here I set out to change his mind.

The first place I took him was, of course, to Lummus Beach. It couldn't have been more perfect if I had planned it, which I hadn't. They where doing a photo shoot for some fashion magazine right there on the beach, my friend was impressed. As we walked along we saw people playing volleyball, building sand castles and wading.

After we finished our walk on the beach we went to a hotel in the Art Deco area, these hotels are dotted all along Ocean Ave. in South Beach and are really great to just walk on the other side of the street and look at. Some of the most recognized ones are the Colony and the Clevelander. South Beach has the largest collection of Art Deco architecture in the world.

After we went back and got clean up from our day at the beach we headed back to Ocean Ave. for a early dinner at one of the many sidewalk cafes there. If you get there early or in the off season you can get some great deals for dinner and even happy hour drinks. The food in South Beach is world class, many of the chefs' train abroad and then bring their culinary skills home to us. As you'd imagine there's a strong Cuban influence as seen is dishes such as paella and all their wonderful pork and chicken dishes - yum. My friend was impressed with his dinner and I was pleased, after all he's been to some of the best restaurants in France no less; this guy knows a good meal when he gets one and he did.

After we ate I took him to a place called Mango's Tropical Cafe. This place is WILD. When you walk in the first thing you'll notice is that the whole place is painted with bright florescent paint, then you'll see this huge bar jutting out from the middle with dancers on it. Did a mention the dancers, and wait staff for that matter, are very scantily clad? I wasn't able to drag my friend out of there so we could go clubbing until around midnight but that's ok most of the clubs in South Beach don't close until 4 a.m.

They have a whole section of town, mainly Washington Ave., that has several upscale clubs. One of the most well known is the Mansion, they have special guest DJ's on occasion as well as musical guests. B.E.D. (Beverage, Entertainment and Dining) and Cameo are a couple more, B.E.D. New York was even featured on an episode of Sex and the City; all these clubs are located on Washington Ave. My friend and I dragged our butts in at about 2 a.m., which was relatively early by SoBe standards, because we still had one more day together and I had to take him shopping.

So as I was driving my friend to the airport we were discussing all we had seen and done and he agreed, finally, that South Beach was pretty international after all. I tried to tell him that but I'm glad he chose to come and see for himself, we really did have a blast.

What the stock market and MLM have in common?

Multi-level marketing companies have emerged throughout the world since the invention of the Internet. Stock market is invested from now on for anyone with a computer, credit card and an Internet connection. You can use the trade shares only on all stock exchanges around the world.

The stock market and multi-level marketing companies alike have produced some very successful people around the world. Large income generated each month by some and this success is used tomore and more. Not all of these successful people have your best interest at heart.

do all of these experts must be known, is to say the word, and move to 100s of thousands of people what they are promoting. They jump without ever make their homework to see the review of the basic pay or plan for what is really going on. With shares pushed the price up to new highs and all the great players get the money and run. Then all the less-experienced people who do not move fastpayments are caught enough of the tab. With the new MLM company expert who has a large following, say, jump and make 100s follow the experts an even greater success with all of the less experienced once again paying the tab.

In the two ideas to make money, both have some success with a few lucky ones produced. Does it look like you do not have enough hard work, or you were not positive enough. When really, if you had studied the basics or the requirements to make a profit, there is no followingthe so-called experts. You would be able, the opportunity to determine up-to-business and successful investments.

With MLM most of the time they need to sponsor and distributors to sell products to earn money. The big name Pro has a large following and all he has to say, this is a good company and following all his jumps, but never in control or do their homework. Then again it is the masses that inexperienced pay the priceSuccess for the chosen few.

The story goes, listen to successful people themselves to become a success. But you still have to work at home first. You only have your own business plan. You still have your own goals. She will never try to ride everywhere on the tails of a successful man. The funds are available to build your plans to be successful when you are.

A completely new idea in home business programs, the Internet has taken thatWork for all. A great thing is that not many of the big boys have taken note and it has not yet become very popular, yet. It is a kind of riding under the radar if you will, perfect to sell to all the inexperienced, retired or not in a passive situation, the sponsor. But again, do not take my word for it do your homework first and if you see what it can do for you then to get on board.

It all started in Miami up until it grew more and more, the news became louder, the state of Florida is in a housing crisis. Officials studied the number and all signs are pointing into one thing, the market is indeed in a slide. It is a shocking instance but what can we do? Like many of the nation's market watchers I, myself is surprised. In a way our market is struggling and it is not pretty by any standards.

The beaches of Fort Lauderdale attracts people the interest is high just like Miami and Orlando but the home buyers aren't biting the bait. "The interest is there but the numbers are not looking good." One expert said. It is obvious that the market is trying everything to make a SOLD sign on their lists but it is still so hard. Who's to blame? We don't know for sure but the belief is that there is overbuilding of condos that is crowding the cities and pushing the residential market far and far. They are in the edge and cornered, looking for a miracle looking for a sign of hope. Looking for that little spark to gain momentum, we have to rely on the market's ability to change phase.

But right now the progress is not looking good in fact it is on a slow-like-turtle pace. They say it'll take about 2-3 years for the market to recover, why? Because it needs time the last time a drought happens in the state it took about 2 years to recover; now we are having a really serious drought so I believe another few years the market will go back to its feet. The Fort Lauderdale Real Estate Market is indeed a part of a drought but the future will probably still blurred but changes are not hard to foresee.

A Look At The Future Of The Housing Market

In some of the worst housing markets in the country, deflation has reached double-digit proportions. While housing woes have reached around the country, California appears to be poised to rank among the worse. One of the primary reasons for this is the fact that in the last several months California has experienced the largest rate of deflating home prices. In fact, home prices in California have fallen at levels that have been unprecedented.

Miami, Florida has also proven to be a difficult market at the moment. Here, the weak mortgage market and record high rates of foreclosures have let to decreasing home values as well. In fact, Miami has been among the worst home markets in the country for two years running. The condo boom in Miami just a few years ago has fueled further problems that have now spiraled into a massive real estate bust.

While Florida and California may have been easy to predict as being among the first housing markets to crumble when the real estate market crashed, there are other markets that are on the precipice of falling which have not been as easy to predict. One of the primary reasons that Florida and California were poised to fall so rapidly were rapidly escalating home values during the boom a few years ago.

Other markets; however, did not rise as much or as quickly, which could be one reason why they have managed to avoid reaching the top of the list; at least until now. These markets include Arizona, Nevada, Indiana and Massachusetts. Declining home prices as well as high rates of foreclosures in these states are also contributing to their worsening real estate market conditions. In Michigan, where layoffs have been significant, the economy is playing a strong role.

Problems are expected to grow worse in many markets as several million adjustable rate mortgages are scheduled to be reset in the coming months. As these mortgages are reset, it is logical to assume that even more homeowners will find themselves facing the reality of being unable to pay their monthly mortgage payments in certain markets. When that happens they will be forced to either face foreclosure or in some cases make a short sell on their home as refinancing is becoming less and less of an option for many homeowners.

According to most statistics, the remainder of 2008 is still poised for problems in the housing market. Many statistics indicate that home values could continue to drop and new homes could experience a loss of up to 18% before the year is out. While there are some indications that the market could begin to level off at the end of 2008 or the beginning of 2009, many experts are quick to warn that when the market does begin to rebound it will not reach the point where it left off. In comparison to the housing peak of 2005, the rebounded market could still be quite a bit lower. Part of the reason for this is that in many areas, prices escalated so quickly that there is simply no way for prices to rebound back to that point.

Still, there may be some home for certain areas. In many markets sub-prime mortgages have either left the market through quick sales or foreclosure. The stimulus package that is on the horizon is anticipated to help the housing market in many areas.

First-time home buyers may soon find the relief they have been seeking since they were forced out of the market; however, it may longer before homeowners begin to experience that same kind of recovery. This is because most homeowners are still reluctant to sell and lose the equity they once had in their homes. The simple fact is that many homeowners have yet to accept the fact that they can no longer get the same prices for that was possible just a few short years ago.

Miami Beach Real Estate - A Review of Current Condo Market Inventories

The city of Miami Beach is one of the United States' most fashionable and one of the truly coveted destinations.

The city is a famous tourist, fashion and entertainment, film, fine dining and premier arts and culture destination. However, nothing best defines the city's characteristic more than the unique, highly artistic, architectural landscape being painted by Miami Beach condos and South Beach condos.

Miami Beach is known as an International Mecca for travel, business and to establish a home. From its small hotels with unique designs that line up along lower Collins Avenue and Ocean Drive, to its major upmarket hotel chains along the beach.

The City Has Had Its Fair Share Of Condo Boom Times

The area's extensive redevelopment has catapulted it into the higher levels of real estate in South Florida and the US as well, more so with the place being a well-known bastion of consumerism and all-out hedonism, with it's thriving party, celebrity scene, and entertainment scene.

The city's real estate investment options include ready for occupancy condominiums, and are setting the benchmarks when it comes to the building of elegant, sophisticated and amenity-filled condo developments. The area's most prolific developers, renowned architects and hippest designers are making their mark on the city's eclectic lifestyle, one that best describes the art of indulgence and opulence.

Current Condo Prices For The City

According to local real estate analysts, the average condo prices based on October, 2007 levels for each of the city's districts are the following: Miami Beach - $496,000; West Avenue - $463,060; Star, Palm and Hibiscus Islands - $2,788,143; Downtown Miami - $555,590; Biscayne Corridor and Wynwood, Edgewater - $448,487.

Local property analysts further noted that during the month of November, 2007, the average time needed to sell a condo in Miami Beach was 153 days.

Have Condo Supply Levels Dropped?

From a more wider perspective, the city of Miami Beach saw a 19 percent slide in its condominium levels since last month. Miami Beach did not come close to experiencing the level of development that we recently saw in Miami.

Most of overseas and out-of-state home buyers are also more likely to purchase a condo unit in this city than they are somewhere in the Miami-Dade area. Many think that the city will continue to see an increasing gap between the Miami and Miami Beach condo supply figures in the months ahead.

Over the years, tourism has been the city's major economic driving force; however today, the area's economy is diverse today. In recent years, it has expanded way beyond its traditional tourism-based cash cow, and has reinvented itself to become a multi-faceted real estate, entertainment, culture, health care and tourism center. This is an area where nearly 95,000 residents live, work, shop, go to school, have fun and go dining, and do many leisure activities.

The city's cultural scene is diverse, and takes pride itself in having the Miami City Ballet and the New World Symphony. Though the city's geographic borders are set, its economic growth is booming, and many public works investments, like the proposed Baylink project, that is expected to create a mass transit connection between Miami Beach and the mainland Miami area, continues to reinvigorate the area.

South Florida Real Estate Trends - Apartment Market Stabilizes & Goes Back To Basics

In the South Florida housing market, 2007 was seen as a transition period back to rental income fundamentals. Early in 2007, a lot of the submarkets here were adversely affected by large numbers of vacant units in failed condominium conversions, which were being reintroduced into the market as rentals.

The poor performance of these condo conversions has led to a dampening of rental income growth, and temporarily had a negative effect on occupancy performance. By the year's end, most of this inventory had been absorbed, and occupancy rates showed signs of improvement in most submarkets, as rents appeared to have stabilized. By the end of 2007, market-wide occupancy levels were estimated at 95%.

How Large Are The Apartment Rental Markets In South Florida

Based on figures provided by REIS, South Florida has an estimated 237,388 rental units in communities of 50 units or more, and in 2007 the average monthly rent per unit was $1,062. The latest available figures show an average occupancy for the region at 94.9%, which is slightly down from 95.5% in 2006. When compared to other major metropolitan markets, apartment occupancy levels in South Florida exceeds most markets and remains thriving despite a challenging and quite unpredictable economic environment.

New Construction Levels For Apartments

The South Florida region has, for the first time in several years, a measurable amount of new rental apartment properties that are either under construction or currently proposed for development. Aside from these projects, there are a number of additional, well-located apartment areas that are available for sale and have a reasonable likelihood of starting construction and further development in the next 24 months.

Condo Conversions Fail To Realize Profit Goals

Most housing market analysts say that although fractured condo conversions seemed to dominate most talk about multifamily housing during the previous year, only a few of these types of properties have traded in South Florida, and this is primarily credited to o the considerable gaps in the bid or asking price that exist for most of these assets.

While it's a fact that many buyers need fractured condo properties to make economic sense on a rental basis, however the increased risk, inefficient operations and high expense ratios related to these types of conversions have driven the buyer's price point well below most of what sellers could afford to accept, and most condo conversion sellers and lenders as well must be able to accept major capital losses and loan write-downs, way before the transaction volume of these condo conversion projects could become meaningful.

The rental apartment market in South Florida by the end of 2007 appeared to be stabilizing and showed some signs of improvement. Most rental apartment market observers expect this trend to continue through 2008, which many view will lead to a gradual return to normal levels from an investment and transaction activity perspective.

However, a uneven percentage of non-traditional housing transactions, which include fractured condos, distressed sales and sales of non-performing loans, can be expected. Project Lenders who displayed immense patience with non-performing loans last year are likely to do quite well in 2008, either by formally taking over properties or collaborating with their borrowers and accepting write-downs to dispose of their unsold or vacant assets.

Miami Still The Best Spot For Condo Market Despite The Bust

What makes Miami's real estate still an attractive place for investors? Well there are a lot of factors to consider first and foremost, but still Miami will always be Miami and the popularity of the place will never fade, ever. South Florida's condo market has taken the hardest hit, when it comes to condo market uprising. Steve Reibel, senior vice-president at the Keyes Company, says there are 25,000 condos in the marketplace now and another 20,000 units coming out of the ground. A recent report from the Florida Association of Realtors shows that condo prices fell 30 per cent from a year earlier in Fort Lauderdale and West Palm Beach-Boca Raton. Well if you aren't moved by those numbers right now I'll tell you those numbers are ridiculous. But I hope developers have some mighty plans for it, because it is sad to see those units go wasted away because of the market's status.

In Miami, condo prices dropped only 11 per cent but sales are down a whopping 47 per cent. Certainly that alone will give you an idea on how bad the market has been for Sunny Miami. To get rid of this glut of condos, developers are enticing buyers with incentives like cars and free maintenance fees for a year. Or they're slashing prices, encouraging foreign purchasers to sign on the dotted line. Buyers, who lives in different parts of the world can then pay cash for a condo in the succeeding months in places such as Hollywood, located between Fort Lauderdale and Miami, which serves as a winter haven for many foreigners. Giving the details there will be more similar situations like the latter simply because foreign buyers knows a lot and they are wise on picking seasons when to buy their homes.

According to some experts, the best deals, of course, come at the expense of owners who cannot afford to hold onto properties until the market picks up. There are thousands of short sales, where banks allow properties to be sold for less than the mortgage value, and foreclosures were up 212 per cent from 2006 to 2007, with Broward County leading the way. Then there is the growing number of auctions, with many properties being sold without minimum bids. Keyes formed an alliance with a real estate auction firm in February to hasten the sales of languishing properties. It is something that buyers can take advantage to and make it leverage for their buy. It is not an unusual site simply because it is part of the vicious cycle in the biz.

Although the trend is a short following there are signs that the fire sale may be winding down. Single-family home sales in Miami-Dade were up slightly in March compared to February, and experts says Keyes is seeing listing inventory plateau, with prices and sales volume starting to grow. But buyers aren't worrying about real estate prices anymore. They are enjoying the southern climate in their courtyards, under palm trees swaying in the breeze. Because they know that Miami is always a place to be when it comes to condo real estate.

Florida Luxury Housing Market - A slow market offers opportunities for bargain hunters

While the luxury residential markets in Florida, to quickly because of the influx of foreign buyers to sell more, mainly Europeans and Canadians, who by their strong currencies, inflation, housing analysts say that the market is here at last signs of cracking.

News reports have made headlines billionaire Donald Trump let the prices on the Palm Beach property by 20 percent, to market observers say that the U.S. housing market crunch has finally ledtheir way to the wealthy. While the villas by the sea and upscale condominiums here are surprisingly holding on, can be one of the most toxic states in the nation's housing meltdown, finally showing some signs of wear.

Dwindling enthusiasm or activity Noted On The Luxury Market

In a recent luxury property auction in the city of Fort Lauderdale, the auctioneer home to home from the block within moments after the opening of the tender, as no onemade an offer. In a high-rise apartment development in the Miami enclave of Williams Iceland, a 3100 square meter penthouse, listed previously at U.S. $ 5.6 million, opened the bidder bids 5 million U.S. dollars, then the price dropped to $ 3.5 million, then $ 3 million and 2.5 million U.S. dollars until he closed the auction.

Some housing observers noted that it is simply not that much enthusiasm or activity in the luxury market, and after the local real estate market reached two years ago, localBrokers pointed out that high-end housing market was the only factor propping up the condo market are in areas such as Miami, which many consider as one of the most overbuilt and overpriced in the country.

The slow market is an opportunity for bargain hunters

Based on recent statistics, the average price of condominiums in areas such as Miami won 6 percent last year, while seen prices falling about 25 percent or more in other parts of the state amid the U.S. mortgage crisis, soaring property pricesTaxes and hurricane insurance problems. The coast in Miami offers thousands of water developments that have taken place their value better than cheaper houses and condos inland, where the foreclosure crisis has hit homeowners. In December, the housing market in Miami had a bad month when the average price fell by 10 percent.

Auctioneers sold have also been reported to have "north of 20" the 50-plus homes for sale at an auction in Fort Lauderdale, where the event providedan estimated 300 million U.S. dollars worth of time ranging from a $ 2.45 million, one-bedroom unit in Fisher Iceland, to stately homes, which rose past $ 15 million. Housing analysts note that the high-end housing market is strong, and certainly the housing market has corrected since the peak in 2005.

However there was still a lot of properties were quickly pulled from the auction if no one made an offer, and bargain hunters had an open field. A bargain hunters quickly went two Bayfront HomesLocated in upscale Venetian Islands, Miami Beach, always a for $ 500,000 and the other for $ 1 million. These houses before prices of $ 2.75 million and $ 2 million or mid-2005, based on county records.

And his 63-unit Bamboo Flats downtown, on Third Avenue, and just recently opened.
