South Florida Real Estate - Florida's Finest

Situated in the southeastern part of the United States, South Florida has the popular name of Miami- Fort Lauderdale-Pompano Beach metropolitan area and is also referred to as the Miami Metro area and even the Tri-County area. The last of the names is most justified as South Florida includes the three counties of Miami-Dade, Palm Beach and Broward. When considering the different counties of Florida, these three can be held as the most populous. Among the three counties, Palm Beach was the smallest to be added. Miami happens to be the largest city in this region. A recent census estimates the population of South Florida to be nearly 5,500,000 and the density is about 1,570 people per square mile.

The area has a tropical wet and dry kind of climate with certain areas also being affected by humid subtropical climate. The wet season and the season for hurricanes arrive in the area during the same time. As South Florida is situated between two water bodies, chances of hurricanes affecting the otherwise stable climate get increased. The two most famous hurricanes to have blown over the area are Hurricane Andrew and Katrina.

Education offered in South Florida is one of the most well known in the state. It is served by the Miami- Dade County Public Schools district which has its own elected school board. The day- to-day functions of the school network are taken care of by the Superintendent of Schools. The other two school networks operating in the area comprise the School District of Palm Beach County and Broward County Public Schools District. Tertiary education is provided by several good colleges and universities including University of Miami, Florida National University and Broward Community College.

South Florida is served by three major airports namely, Palm Beach International Airport, Miami International Airport and Fort Lauderdale-Hollywood International Airport. Local transport includes Metrorail that stretches across 22 stations. Apart from this there are five interstate highways that help the area to maintain good connectivity with other places. This region has a flourishing economy with several public companies operating successfully. These companies are the major employers in the region. Approximately there are 100 profit making public companies running in the region with 200 private companies also making their mark. South Florida has one of the greatest numbers of Fortune 500 companies in the whole of United States.

South Florida real estate is among the most thriving in the state of Florida. It is not only because of the high growth of employment opportunities but also because the place is famous for welcoming external businesses to flourish. A great variety of real estate is available here including residential homes, condominiums and even land. There are over 115,000 properties currently available in South Florida. The number of foreclosures is staggering and presents an opportunity for both owner-occupants and investors. In a recent study Broward county was ranked second in the United States in the foreclosure rate. Miami-Dade County was ranked fourth in foreclosure rate and Palm Beach County was ranked thirteenth. Now is the time to invest in South Florida real estate.

South Florida's Gulf Coast Secrets

Living in Florida has its advantages. There are some wonderful places to visit.

Disney World in Orlando, of course, but there is also the Keys, Daytona Beach, Miami, Ft. Lauderdale, and St. Augustine, to name just a few. All of Florida's most famous, usual hot spots, but there is so much more to explore.

For this author, preferable it is to get off the beaten track. Some well kept secrets and some not so well kept. I speak of the beautiful Gulf of Mexico coast of South Florida. The Gulf coast has the beaches to visit. The effervescent blue waters set off by white sand beaches that do not burn bare feet, wonderful between the toes. White sand beaches and gentle waves, this is paradise.

Siesta Key has one of the worlds most well known white sand beaches. This relatively small key is home to two public access beaches; the main beach is, quite appropriately, Siesta Beach. Plenty of parking, volleyball nets, tennis courts, and Picnic tables with barbeque pits. The Key is home of a quaint "downtown" area catering to a "parrot heads'" (Jimmy Buffet fans) mentality, native to a key environment. Within walking distance from the main beach with good food, enjoyable music, and sunsets you only see in pictures, this is Siesta Key.

South of that is the best kept secret in Florida, in my opinion. South of Venice, Florida is the beginning of a long thin strip of land called Manasota Key. You will find three beaches, the southern most with a small tourist area. Gift shops, vacation home rentals, a hotel, couple nice restaurants with Gulf views, and of course a tiki bar (the sunset from the perspective of the tiki bar is spectacular).

The northern area is home to Manasota beach. A few barbeque pits, covered picnic tables with lots of parking. Right over the inter-coastal bridge this is the first beach you will come to upon leaving Venice.

The middle beach is called..... Middle beach, by the locals. There are basic facilities, and a long beach but it is a hideaway, couple mile drive on a narrow road from either direction. Opposite Middle beach is inter-coastal access in quite a large wildlife refuge. The dirt trail roads provide a few outlets to the inter-coastal waterway, perfect for fishing. If your not to squeamish, go for a walk in the flats (that's IN the water). Awesome adventures, if you can be still for a minute you can watch the various fish swim by your feet through crystal clear water. I used to enjoy walking the flats and fishing with a couple friends. Wise it is to be with friends on those walks, for sure.

Then south to Englewood Beach, I began describing it at the start. The beach is huge and the sunset is always spectacular. On the weekends you can always hear live music over the water at night from the tiki bar across Stump Pass, well, in between sets of the live music at the tiki bar where one might find his or her self.

This part of Florida is a personal favorite.

Other areas of exploration have their unique getaways and intricacies. I will have more to share in other writings. A local's viewpoint is a vacationer's advantage.

Who Turned The Light (Back) On Sunny Florida's Housing Market?

House hunters shut out of the recent housing boom are smiling from ear to ear.

Unless you've been lying beside Rip Van Winkle for a couple years, the country is in a buyer's market with a 7.2-month supply of homes for sale. Anything more than a six-month supply means an advantage for buyers.

No more craziness in the market. No more rushing to submit an offer *above* the list price and with no contingencies.

Depending on your part of the country or even your part of the state or town, the housing market has not tanked.

Sure, more For Sale signs dot your favorite neighborhoods. However, please don't think that this "buyer's market" entitles you to waltz in with a low-ball offer and scoot out with a signed contract.

If you're interested in escaping the frigid North to the Sunny South, the National Association of Realtors (NAR) forecasts a sunny outlook for homeowners.

This "new" market of the South features more affordable homes prices, continued job growth above the national average, and historically low interest rates. Your parents and grandparents simply cannot believe it's possible to pull a ~6% rate on a 30-year fixed home loan, can they?

To assure you it's a good time to buy a home in the South, the NAR offers the Housing Affordability Index, which looks at home prices in an area, along with salaries, the percentage of income homeowners are spending on a mortgage and a host of other factors.

This index provides a pretty good indication of just how much home you can buy. And this is one index where, to get the most home for your dollar, you want to see the highest number possible.

To break it down, a score of 100 means that if you are earning the area's median income you can afford to buy a median-priced home. And if the number is 125, it means that you have 25 percent more income than is necessary to buy a typical median-priced home.

Make sense?

In the Sunny South the index was 119.8 -- 5.1 percent *above* 2005 numbers. Parts of the Midwest recorded a 150, but who wants to scoop snow, scrape ice, pay outrageous heating bills and not see or feel the sun for months?

C'mon, do you really want to be an Eskimo for six months? Wouldn't you rather be golfing, lounging in hammock at the beach, sitting in shorts and tee shirts on your screened lanai sipping lemonade and enjoying a warm breeze...in January and February?

In that case, what good is a 150 for the Midwest. Despite the 150, people are not waiting for spring to pack the moving trucks and drop a couple resumes on Monster.

Enough already of the snow, the ice, the wind, the gray skies, the heavy clothes, the slipping & sliding, the numb fingers, the dry-chapped lips etc. ---- they've had enough of the brutal arctic weather hammering the North.

They've had enough!

Across the Sunny South, the median home price is $181,700, but if you're looking in the Miami-Fort Lauderdale area you will see median prices of $366,800.

While the housing market in Florida, in particular, catches its collective breath following five years of dizzying, unprecedented price increases, house hunters - with a little patience and strong negotiating skills - are finding some "good" deals.

As a whole, the NAR predicts home prices will increase 4 to 6 percent in 2007. This is more like it...reasonable, sustainable growth.

Southerners are also spending a smaller than average portion of their income on their mortgage payments. In the South, a home owner devotes approximately 20.7 percent of income to that mortgage check, according to NAR numbers. The national average is 23.6 percent.

If you want to live with Mickey Mouse, enjoy the Atlantic Ocean on the east coast of Florida or the Gulf of Mexico on the west coast of Florida & abundant outdoors entertainment year round, you will pay more for your new "way of life".

How much more?

In Orlando, buyers are seeing median prices of $272,100, according to NAR's most recent statistics.
Sarasota - the amazing tropical playground of the "rich & famous" - boasts a $301,300 median home price. The small town "feeling" coupled with incredible boating, arts, entertainment, and a vibrant economy makes Sarasota, FL, the jewel of Southwest Florida.

For college basketball fans, the Sarasota area is home to Dick Vitale, Mr. College Basketball for ESPN.
By the way, the "expensive" median homes in the area include:

* Washington, D.C./Arlington/Alexandria, (D.C., Va., Md.) - $421,600

* Miami/Fort Lauderdale/Miami Beach - $366,800

* Sarasota/Bradenton/Venice, Fla. - $301,300

* Baltimore/Towson, Md. - $277,900

Stop dreaming about spending more pleasant time outdoors and find your dream home today while Florida catches its breath. With each hard winter, Florida and other southern states welcome more people to this year-round oasis.

Join other smiling homeowners in Florida who, despite being shut out of home ownership during the boom, are living in their dream homes purchased for less money and with the same great interest rate.

Got those bags packed yet?

Bal Harbour Real Estate - Florida's Paradise

Bal Harbour is Florida's Paradise. Bal Harbour Shops high-end upscale retailers include Saks Fifth Avenue, Armani, Versace, Valentino, Yves Saint Laurent, and Neiman Marcus among others. Exceptional dining spots are Palm and Caffe Da Vinci. Bal Harbour Real Estate is one the most prestigious, upscale, and exceptional addresses in all of South Florida. Luxurious oceanfront and Intracoastal Waterway views condos like Bellini Condo and Majestic Tower. An extraordinary single family home community is Northern Star. Hotel Resorts has been visited by many US presidents including President Clinton and other dignitaries and celebrities.

Before this city became the eventful village that we know it as today, it was just a large tract of swampy land, which had seen face of no developments at all. It simply lay there and stretched right up to Atlantic Ocean from by area. As it is even in today's contemporary times, this little village evokes memories of past times when lives used to be a lot less mundane and schedules far less hectic. This place was not too popular with people and this can be easily understood from the fact that Mr. Graham, who was main promoter of this sleepy and quaint little hamlet, had to arrange for twenty five people to come and live here. He had to make this arrangement because he wanted to get this place incorporated and according to existing laws, a place had to have at least twenty five registered voters in order to be incorporated.

An interesting history lies behind the earliest real estate in this region. During Second World War land was leased out for construction of a Prisoner of War camp. After World War II ended barrack buildings were left behind are and they constituted the first Bal Harbour real estate of this village. It was in 1946 that this place got incorporated for first time. It then functioned under a city managing type of government. Slowly this place started climbing up steps towards development. It had its first hotel, then known as "The Kenilworth By the Sea" which was later rechristened as Kenilworth Condominium. The first home was built in this area in at 160 Bal Cross Drive.

To speak in specific geographical terms this village forms a part of Miami Dade County in state of Florida. Speaking in terms of area covered, it is a very small place, covering barely three tenths of a square mile. But despite its small size, development has taken place over here at a very rapid rate. There is no lack of amenities in this region and living here you might also get deluded into thinking that you are living in some bigger city. Big marketplaces, excellent institutions of education, you name it and this village is sure to have it. Transport too is not a problem in this area. Excellent facilities of communication exist which can be easily availed of.

Bal Harbour real estate is one of a kind and to enjoy all its beauty and facilities, many people have made this peaceful village their home. When the last census took place, it was found that already more than three thousand people were living here. This gives a density of almost ten thousand people per square mile, which is higher than several cities. Average prices of homes are on rise and with rising fortunes of this city it can be presumed that real estate in this region will only continue its remarkable rise in the future. There are 432 homes and condos for sale. Bal Harbour Real Estate is an extraordinary investment opportunity.

On 29 January voters said loud and clear. Amendment 1 passed with nearly 65% of the vote - an astounding percentage. In the course of Amendment 1 is, many people we will get some important changes in their tax bills. Are you one of them? Here are quick overview of the four sections of Amendment 1, what each section, and how they apply to you.

Part 1: Extent

The first part of Amendment 1, those who one night for an exemption to transfer their children's villages receivedBenefits for a new home under certain conditions. Under the old system, many people were "trapped" in their homes - not able to move themselves, because a move would mean a drastic increase in their taxes. The sharp increase in taxes was due to the annual 3% cap that re dedicated a homesteaded property. So, if property values by more than 3% per year, a homesteaded property estimation from limited to 3%. You can see that would see homeowners who have resided in a home for a number of yearssubstantial tax benefits by a lower value assessed. Under the old plan, every time you bought a new home, you lost any accumulated tax benefit from your old home and the appraised value back on the market value of your new home.

Under the new change, you get your accumulated tax benefit with you as long as valid, as it will be implemented in another property within two years. A seller of liberation in 2007 had court, and that is either sold or abandoned their property in 2007 willEntitled to take their Save Our Homes benefit with them if they move a new home in 2008 and apply for homestead portability. Starting in 2008, can you take your children's villages to benefit as long as you save as you transfer within the same year or the next few years.

To receive this benefit, you must have with the 1st March 2008 to apply your property assessor for the new homestead exemption and for the transfer of the Save Our Homes "benefit to the new home for the year 2008.

Totake the advantages of mobility, you have to make two separate applications - one for the new homestead exemption, and one to transfer the Save Our Homes benefits for 2008. Here you will find the application forms DR-501T and DR-501R on the Florida Department of Revenue Web site.

Here's a short FAQ is on portability:

1. How much is the portability benefit worth?

You can profit up to U.S. $ 500,000 of portability to a new home. If the new homestead is worth morethan the old one, you transfer the dollar amount. If the new homestead is worth less than you must stop right, transfer the percentage. For example: Your current home will be valued at U.S. $ 300,000, but under Save Our Homes from $ 150,000, which liberated. If you are considering moving to a new home, which is valued at 500,000 U.S. dollars will benefit their portability, $ 150,000. If you are moving to be a new home, which is valued at U.S. $ 200,000, your portability benefit, 50% or U.S. $ 100,000.

2. Is the change of Homesteadand the transfer of Save Our Homes automatic?

No, you must apply separately for each benefit.

3. How do I apply for portability?

Simply turn the completed application form the office of county assessor in the province in which your new homestead is located.

4. Is portability only apply if I buy a new house?

No, if you already own a second property, you can transfer your homestead exemption from property to the other and transfer the Save Our Homesbenefit. Note that your property must be homesteaded your principal residence.

5.Am I eligible for portability this year?

If you are registered enter your old homestead after 1 January 2007, claiming a new home for the year 2008, you are entitled, but you have your application for the portability of 3 March 2008 file.

Part 2: Additional $ 25,000 Homestead Exemption

The second part of Amendment 1 is an additional $ 25,000 homestead exemption. The exception isavailable to anyone who already mobilizing the original $ 25,000 exemption. To assert this, you need to do nothing. It will be automatically applied to your tax 2008th In Hillsborough County, the average savings will be $ 250-300 per household. This is how it is calculated as follows:

Initial value of 25,000 - exempt from all taxes

Second value of 25,000 - a fully taxable

Third 25,000 value - exempted from all taxes except school taxes

Why is not there25,000 seconds to exempt from value? It is designed to protect towns and cities in Florida that may have many lower assessed property values, particularly in rural areas. If the exception applied by the second value of 25,000, many of these cities and towns would not collect enough revenue to run their local governments.

Why does the second 25,000 exemption still allow for schools to have taxes collected? Simple answer is that the revenue is needed to fund ourschools.

Part 3: Tangible Personal Property Exemption

According to the DOR:

Tangible personal property is all goods, chattels, and other articles of value. It includes: machinery, equipment, furniture, fixtures, signs, window air conditioners, supplies, leased, loaned, borrowed, or rented equipment used in a business, mobile home attachments on rented land (carport, screened porch, Florida room, etc.) furniture and appliances in rental properties.

The third Part of Amendment 1, a $ 25,000 exemption on all tangible personal property. Business owners need to ask the TPP return and finish it by 1 April of each year. If it is found that all of your tangible personal property is less than $ 25,000, you will not even submit. The first 25,000 dollars of tangible personal property exempt from taxation under Amendment 1

Part 4: 10% non-homestead assessment CAP

The last part of the amendment is a limitation of 10% Evaluation of Non-HomesteadProperty, both residential and non-residential buildings. From 1 January 2008 state law requires that all non-farm property valued at market value only, and are reviewed annually, but the change in the valuation may not exceed 10% of the current estimate and the estimate must not exceed the market value. In 2009, owners of non-farm property in a position for the 10% non-farm evaluation of CAP.

In practice, this means that from January1, 2008, the assessed value of your property is not equal to the market value homestead. If your property is estimated at $ 350,000, it will be valued at $ 350,000 for tax purposes. In the year 2009 may, if you opt for the 10% CAP, not the property appraisal to be higher than $ 385,000 - 10% above the estimate this year - no matter how much the market value increases. If the market value of the property is less than the then assessed value can not be higher than the marketWorth.

Here you will find all forms needed to apply for the various exemptions at the DOR website or the website of your county Referee website.

Florida's New Insurance Bill

In January 2007 Florida passed a new insurance bill hoping to lower costs for property insurance. Although this law reduces the cost of insuring Florida residents, if a catastrophic hurricane, it could cost the state billions of dollars just to recover.

The law was adopted to suffer the enormous increase in the cost of insurance for people at home in Florida since 2004 and 2005 after the devastating hurricanes have had them, especially those who live on the --Coastlines. Many have seen not only twice the cost, but some have even seen triple, the cost of home insurance.

Although this law is a large number of homeowners some relief, how much relief remains unanswered. It is estimated that every benefit of 5 percent for many inland customers to 20 percent for the rest of the draft, especially on the coast. It has however not yet clear if the residents will see a savings of this initial period willBill.

With this law now in force, have private insurance more state backup insurance, in turn, reduce prices for consumers. The state is now among the majority of the responsibility for payment of the Hurricane Catastrophe Fund in the event of storm damage, in fact, the insurers, the risk is greatly reduced. This effectively means there is no need for insurance companies to raise prices for consumers.

Since the backup coverage for insurersnow cheaper than the private reinsurance that the majority of companies to buy, it immediately cuts one of their biggest costs that will ultimately be passed on to consumers.

Consumers can also change to their coverage under this law. However, if a homeowner still owes a mortgage on her house there is a very strong possibility that many of the changes are not available since they will mortgage lenders generally have requirements for reporting at home.

But how many people arecomfortable with this law? According to a recent poll by Quinnipiac University 29th January 2007 done by 4 February 2007, it seems apparent that the majority of this law were approved. Sixty-two percent of the population of Florida approved this new law, while 14% have no opinion and reject 24% or so.

All in all, this law was designed to keep money in the pockets of Florida residents, rather than into the pockets of the insurance agencies. In the nextYear, we will be able to see whether this law really dream come true in Florida resident or a political mistake that cost the taxpayers money.
