First Cruise

My significant other told me a year or so ago that he would like to take a cruise once in his lifetime. Neither of us had ever been on one and were unsure for how long, or to where we should go the first time. Since he was financing the trip, I let him make the decisions; other than whether I thought I would like anything longer than a few days to see whether I'd like it. We decided on a Royal Caribbean Enchantment of the Seas, 3 night, 4 day, Western Caribbean cruise leaving from Fort Lauderdale, Florida, with stops at Key West, Florida and Cozumel, Mexico.

Getting ready for boarding and actual boarding were quite an experience in themselves, mostly involving waiting in line, and showing our passports and identification. Once we got on board, it was a four hour wait for our luggage to arrive at our stateroom. We had a reasonably nice stateroom, although the tiny shower and bathroom took some getting used to, as were the excessive prices for a bottle of water or a can of soda. Once we had checked into our room, we were invited to partake of the Windjammer Cafe's wide selection of buffet-style foods of every type. This cafe was one of the highlights of the trip, the food selection varied throughout the day from breakfast to supper, with something always available to whet the appetite.

On board the ship were various forms of entertainment including music, shopping, spas, live lounge shows, casino, colorful drinks, and pools for either swimming or sunbathing, to name a few. Much of what was offered was not to our taste; although we enjoyed the Windjammer, the live music and dance/singing shows at the Orpheum Theater, the more formal sit down dinners in the evening, and the site seeing on the ship.

We were happy that we decided to take this one cruise, just to see what it would be like, but I seriously doubt we will ever take another. It was an exciting experience, but a rather expensive one for something we were not totally thrilled with. We took advantage of the over-abundance of good food, a drink or two, listened to some good music, and saw some beautiful sites, but I think it was a once in a lifetime experience for both of us.

This is a very fun and memorable way to spend your 18th birthday and will involve a wide variety of activities throughout your night. Try to go to one of the more famous clubs in your city and dress to impress. Your 18 now you can start feeling like an adult!

# Place 3: Go Shopping!
Whether you have thousands to use on your 18th or hundreds going shopping is a definte must for your birthday. Not only is it fun to do but for your 18th you want to be look slightly different as appose to the old you. Buying something new to mark your 18th is a good way to feel as if your actually celebreating your adulthood .

# Place 4: Theme Parks
This is a very fulfilling way to spend your 18th birthday. If you're in to this type of thrill then i would definitely recommend finding and going to a theme park in your area. Try and go to a well known theme park in your city as this will make your experience a whole lot better.

The reason that I love this one so much is it can fit into any budget. Going on a road trip with friends or family can be an enjoyable and memorable way to spend your 18th. If you love the open road at heart and have someone to visit many miles away then nothing shouts "adventure" like a road trip.

# Place 6: Casino
If you're the type of person that is "up" for a bet at the first glance of a gambling proposal then maybe the casino is for you. Find your nearest one, bring ID and have some good old fun gambling, but don't get too carried away as you may end up with no money at all!

# Place 7: Go to a music show
Always wanted to see Beyonce, Enrique Iglesias or someone famous live? Well if you can and they are appearing in your country go out and see them. Nothing completes an 18th birthday better than seeing your favourite artist perform. Even if there not available try and see some live music in your local area, it'll be worth it.

# Place 8: Go horseback riding.
This is a one of my personal favourites. I remember my first horseback ride... It hurt! But after I got used to the idea of an extremely powerful animal underneath me I really enjoyed myself. Horseback riding is a very calming and relaxing way to spend time being at one with nature. I recommended this for all those naturist's out there who would love the idea of riding off into the sunset on their 18th birthday.

# Place 9: Sky diving or extreme sports.
Sky diving or something similar like extreme sports is a very unusual but rewarding way to spend your 18th birthday. I guarantee that if you are in to this type of extreme thrill then you won't be disappointed. Remember that skydiving isn't for the faint hearted so if the sight from the top of a flight of stairs gets yours knees a bit wobbly then I would stick to something like indoor skydiving that is available in some cities worldwide.

Place 10: Rent a condo on the beach
Renting a condo or even staying in a hotel on your nearest beach (even if its miles away) can be a very relaxing and cost effective way to get away from your home town but still be in the comfort of your own country. This is one of my personal favourites so if there is a beach near you and you like a good view then spend a night down there. It'll be worth it.

Summer is typically the season that everyone thinks of when planning their vacations. But why not dare to be different and take a winter vacation getaway instead? Caribbean. Why not take a cruise during the winter months? Like Florida, a Caribbean cruise offers a change of pace from the snowy, cold winter months that you may be used to. Winter is typically a perfect time for a cruise because the weather in the Caribbean has calmed down. Summer is hurricane season, spelling trouble for cruises but winter is perfect for calm seas and a relaxing cruise.

Mont Tremblant. Located in the spectacular Laurentian Mountains of the Canadian province of Quebec, Mont Tremblant offers its visitors over 600 acres of land for skiing and snowboarding. Perhaps the best choice if you are looking to take to the slopes, keep in mind that the US dollar is worth more in Canada and can go further than it would on a vacation in the United States.

Alaska. If you are traveling with children, Alaska may be the perfect vacation choice for you. Offering everything from dog sledding, one of Alaska's most popular sports, to viewing the Northern lights, Alaska is one of the best winter vacation destinations. Calculating Airplane Ownership Cost

Over the years, calculating the cost to own an airplane is one of the most frequently asked questions I receive. There are a lot of different cost factors that go into owning an airplane. The purchase price is just one piece of the entire cost of the airplane ownership pie. Other pieces include taxes, hangar or tie down costs, fuel, oil, insurance, ramp fees, engine reserves, routine maintenance, inspection items and subscriptions to name a few. The following article will help you determine what costs are involved in owning an airplane and how to plan your finances accordingly. Keep in mind the following article offers a generic estimate on how to calculate the ownership costs of most piston airplanes.

First, we will divide the total cost of ownership into two sections; the first section will be the indirect cost, and second section direct cost.

INDIRECT COSTS

Indirect costs are the costs that you will pay whether or not the airplane flies. These expenses include the purchase price of the airplane (or monthly payments), insurance, tie down or hangar fees, subscription fees, taxes, and tax benefits.

Let's start with the first indirect cost I mentioned, purchase price or capital cost. This is one of easiest expenses to calculate. If you finance the airplane, get a quote from the bank on the down payment required and interest rate. Currently, rates are approximately 6% with a minimum of 15% down and 20 year financing. As an example, if you put 20% down on a new DA40XLS priced at $350,000, your monthly payment would be just over $2,000 a month over 20 years.

To calculate insurance fees, call your insurance agent and obtain a quote for the airplane you are considering purchasing with your experience level.

Hangar fees and tie downs are self explanatory. Call the airport or FBO where you want to base your airplane and ask what options are available. Usually there are about four choices: tie down (leaving your airplane outside in the elements), covered (airplane is outside in the elements but has a shade covering), hangar in common (airplane is constantly moved around in a large hangar shared with several other airplanes), and finally an individual or T hangar. At many airports hangar space is scarce so don't be surprised if you end up on a waiting list. Hangar prices vary according to your location. My T hangar in Concord, NC costs just north of $300/month while that same hangar in Fort Lauderdale would cost well over $1,000/month. If you keep your airplane outside, please be sure to at least cover it. It will protect the interior and the avionics. Also, keep in mind that some insurance companies will lower your premium if you can hangar your airplane rather than keep it on tie downs.

Subscription services may not apply to you. If you own a J-3 cub, you can skip to the next paragraph. Almost all aircraft manufactured after the early 1990s offer an IFR GPS. If you have an IFR GPS, you will need to subscribe to a monthly update to keep your database legal to navigate solely by GPS and shoot GPS approaches. If you have XM weather, you will pay around $30/month for the basic subscription or $50/month for the full package. The winds aloft feature on the full package is more than worth the additional cost to get it. XM radio is additional. If you own a glass panel airplane, you may opt for Garmin's safe taxi charts and/or approach plate services. Visit http://www.mygarmin.com for cost information. Jeppesen also offers approach plates for glass cockpit airplanes. This service requires an initial upfront cost to install and a higher monthly payment, compared to Garmin's approach plate services.

Unfortunately taxes do not disappear with airplanes, with the exception of tax exempt corporations (see an aviation tax consultant for more information to see if you qualify). Taxes vary from state to state. In Florida, it is 6% of the purchase price. In North Carolina it is a flat tax of $1,500. North Carolina, however, charges property tax which varies by county and by city. Where I live in North Carolina, the airplane property tax rate is around 63 cents per 100 dollars, and I have a city tax of 42 cents per 100 dollars. If you use the airplane for business, you may be able to depreciate the use and cost of the airplane which benefits your estimated cost of ownership. Please consult with an airplane tax specialist to determine your individual situation.

DIRECT OPERATING COSTS

Calculating the direct operating costs is a little trickier. There are different ways of calculating what it will cost you each hour to fly. My method is just one method, but it works. Here you need to decide on how many hours you plan on flying a year to establish an annual base budget.

Let's start with the basics. Most pistons engines will require an oil change every 50 hours. Depending on where you live, a standard oil change will cost between $150 to $300. Call the local mechanic on the field and find out what he charges. If you plan on flying 100 hours a year, the math is simple.

Fuel consumption varies according to different aircraft. You can usually visit a manufacturer's website or consult the POH to get the cruise fuel burn. If you are flying an aircraft with a worn out engine, consider the published fuel burn to be the best case scenario (which often is not the case). Find out what avgas costs at your local airport and do the math. Keep in mind avgas prices vary

Engine and propeller reserves are calculated into the equation even if you own a low time or new airplane that you plan on selling long before overhaul. You can usually get a quote from a local FAA engine repair station on the cost of overhauling your engine or on the cost of installing a factory remanufactured engine. Take that price and divide it by the hours remaining till TBO and you will get an idea of how much you need to put away each hour. If you plan on buying a twin, double the fuel, engine and propeller costs.

Scheduled maintenance is another cost worth planning for. Every year your airplane will be due for an inspection. Again, prices will vary depending on where you do your inspection. Shop rates in South Florida average $95/hour, while in North Carolina they are around $70/hour. Call a service center familiar with your airplane and see what they charge for a standard annual inspection. Keep in mind that the price they quote you doesn't include squawk items, airworthiness directives, service bulletins or regulatory replacement items. These are extra costs. If your airplane is still under warranty, then you shouldn't expect any surprise repair bills when you pick your airplane up. A safe bet for budgeting additional expenses for an airplane out of warranty is to double the price of the annual inspection fee; this budgeting will cover almost any unexpected surprises that may occur during the year. You may also consider a reserve for paint, interior, and avionics upgrades in which case you will want to put away a little extra.

Finally, you will need to determine what your airplane will be worth if and when it comes time to sell it. Airplanes typically stop depreciating after 5 years. Like cars, their depreciation rates vary. Companies such as Vref and Aircraft Bluebook offer retail pricing and trade-in pricing.

State Or Government Funded Versus Private Drug Rehab

What is the difference between a state funded and a private drug rehab? Is it worth to invest thousands of dollars on a treatment program when the state offers rehabilitation for free? Maybe we should try a state funded program first and if that doesn't work than we can try a private pay program. Certainly you want the best program for your loved one but with no guarantees how do we know if it will work? These are all questions and statements that are common when a family first starts researching drug rehab programs on the internet. There are many factors to consider and we hope to answer any questions and educate you on this important process.

Is there a difference between state funded and a private facility? Absolutely, as a matter of fact most state funded programs only provide a traditional treatment program which includes the 12 step method and replacement drug therapy. Unfortunately state funded or government funded programs receive funding from the government and other resources, a big one being pharmaceutical companies. This is a big business in drug rehab for pharmaceutical companies to fund these state or government run facilities so that they can prescribe drugs to "treat" the addiction. Not to mention the state or government funded programs also use the 12 step philosophy so all treatment is in a group setting where no individualized counseling is offered.

A successful private drug rehab is going to offer alternative treatment than the 12 step and usually provide some type of holistic protocol and possibly a drug-free setting. Though some private programs still prescribe drugs like anti-depressants, anti-anxiety, sleep aids, muscle relaxers, and opiate blockers make sure to stay away from these places because all they are doing is substituting one drug for another. Obviously sometimes drugs are necessary like in a detox setting where a person may be coming off of opiates or certain prescription drugs. In this case a good medical detox where a physician prescribes certain medications to curb the withdraw symptoms is essential for recovery but this should only be on a short term basis around one to two weeks.

Another factor to consider is the environment and living facility. Granted some private treatment centers offer a vacation or resort style environment which can sometimes communicate wrong reasons why a person is in drug rehab some people are use to these types of amenities and feel more comfortable. It is important that a person is comfortable, safe and learning other important life skills like a healthy life style. Proper exercise, gym, healthy food, and vitamin and mineral therapy are important for a person to change their old life style of bad habits to a new life style. These important changes to a person's health and diet are not offered in a state or government funded drug and alcohol rehab.

Though all of these things you should consider when finding an inpatient drug rehab the most important is matching a program that will fit the needs of the addicted individual. Every person who is addicted to alcohol or drugs has their own personal issues and problems. Not every drug rehab center is going to offer what the addicted individual needs. Before you propose drug rehab as an option to your loved one who has an addiction problem make sure you have narrowed the facilities down to one or two.

What is the safest abode to alive in America?

First looking at weather patterns, it appears that if there is nuclear fallout, where could you want to be? Remember weather patterns start in the West or North West and move across the country and change throughout the year, but always for the most part blow from East to West. So if you live East of the West Coast you could be in trouble if a Western city gets nuked. Then there are the East Winds in CA, which are called the Santa Ana Winds which are hot, fast moving and dry, the worst possible conditions for fires. As we see every few years in the Southern CA mountains.

So then perhaps you might wish to live on the West Coast, fairly good weather all year and the wind blows the other way. But you would want to live far from any major city on the West Coast. Not in LA, Not near the Nuclear Power plants, Not near the Military bases of Pt Mugu, Camp Pendleton or Vandenburg AFB. So where? Probably on the coast between Humbolt, CA and mid state OR. But alas there are huge faults along the West Coast and the OR Coastline is riddled with issues from liquefaction to offshore Tsunami generating Earthquake faults.

San Francisco gets huge Earthquakes as we know and LA is not immune either and neither is the central valley of CA with it's issues after proof in the Coalinga Fault. Living between the Russian River and OR Coastline near the coast would be okay even with these issues. Also you would not be down wind from any fallout and you are not a target. Safe in that you have fish for food and lumber for heat and no need for much of anything like power, surrounded by capable woods people.

You would have lots of rain and no water that would be polluted running off from areas of fallout. Of course from an attack by sea from the Pacific side in the case of invasion, you would not be in the best spot, we are not expecting any wars, yet 20 years from now will China be our biggest trading partner or will 2 billion of them like this piece of real estate? If we were attacked for some reason you would have air support from all the Navy and Air guard Bases along the Pacific Coast. Where are other good spots? If Seattle was not hit by a weapon of mass destruction then you still have Earthquakes and remember MT. Saint Helen. There are some cities inland on the I-5 freeway surrounded by mountains, but they are close to volcanoes too?

Where else would be good? Well not Phoenix, not Las Vegas and Reno is over the hill from CA and gets all it's left over weather. Boise has issues too. Although there are other cities in ID worthy of mention. Salt Lake is on a huge Earthquake fault. How about Helena MT, drought plagued and fire issues. Kellogg ID, superfund area. Billings out of water, Bozeman? Well too close to the State Park and there are issues with the volcanoes there too. Butte, MT also too close. Casper WY out of water and down wind in case of Volcanic Activity from Yellow Stone. Also think if Portland, SF or LA are not hit with nukes then we like, Four Corners, Elko NV, Battle MT (armpit) are doable with large underground water supply but it has arsenic in it. Winnamucka NV many not be safe either, but has thermal activity for power. ND and SD seem safe too, but winter weather is tough. Ogalla underground aquifer is being drained fast and could cause Earthquake from collapse. Western NE, not good, Denver either in case of water supply issues in future or fallout from volcano in Yellow Stone. How about in the Northern Section of AZ? Flagstaff has harsh weather, fire season. Winslow AZ is okay, with rail and FWY, but isolated. Of course these are only a few western states really and well we have identified several great locations with everything you need to survive.

Having studied the FEMA reports and the regional issues of each area and state and the disaster plans, we are well served by such data, but it falls short and a comprehensive plan of attack needs to be considered, because many people living in a region will need supplies, such as we see after major Hurricanes. Which by the way leaves us to wonder if there are in fact any safe cities on the entire Eastern Seaboard, Gulf Coast or West FL coastlines. As we saw in the black out of 2003, the Hurricanes and loss of power, the many fires in drought areas of CA, AZ, NV, MT, ID, OR, NM these are all big issues.

When multiple disasters hit, and transportation is down, power is out, water turned off, dams broken, bridges out, etc. Then what? Well, for some it will be their demise, others have adequately planned. Some of the safest cities are sitting near large underground water supplies and generate their own power or have co-generation plants, which are co-ops near by. Those mid western cities near large rivers are not safe due to the issues with flooding, as we have seen and continue to see every three to five years some town gets it. The water is fresh and clean in those areas and very soft, but when it floods, it is a disaster and very dangerous too.

Some would say it is probably unnecessary to have a major disaster plan, however it is a good exercise anyway, in planning. Things of importance are fresh water supply uncontaminated, food supply, encapsulated market, not over populated, no problems with contaminated air from normal weather patterns know and comparable to the last 200 years, out side of a fire zone and a defendable location. Also of secondary importance out side the risk of major seismic activity, travel from major highways causing and influx of others trying to get away thus bringing in diseases or viruses or using up local natural resources. Worst places to be D.C., state capital cities with lots of military bases close by, cities on major freeways with bridges and no other ways around for over 40 miles or passes on mountain ranges.

The cities which do not make the safest cities are Denver, Dallas, Mobile, Biloxi, Seattle, Chicago, NYC, Orlando, Tampa, Las Vegas, Salt Lake, LA, etc. Cities with no way to get out the population quickly are of problem, for instance DC with it's daily grid lock or Los Angeles, Atlanta, SF, etc. Cities, which rely on outside sources to get in important stuff are bad. Not to mention you are more likely to die from an auto wreck, although on the plus side they have the cleanest and best filtrated water supplies. That of course a trade off from the polluted air around you which could also kill you before your average life expectancy figure.

Port cities and cities with big major airports, which are hubs for major airlines are bad too. Cities that are big but do not have fed banks are one click down on the list too. Think of the logistics by train too. Cities which are down river close to major railroad bridges, which handle lots of interstate trains are bad too. Port cities get an extra bad deal. Cities which are close to port cities which are over 2 million population are dangerous too. Large cities near borders of Mexico are dangerous if they have over 2 million populations.

San Diego County, San Antonio, Phoenix, Austin TX, Houston, even throw in Tucson, El Paso, Yuma all bad. Already at a fresh water problem time due to droughts and over populations. Santa Monica is bad and LAX is a bad area to be near. A problem at the sewer treatment plant near LAX could be devastating with chlorine gas and weather patterns, with a weapon of mass destruction. Worrisome also to our scenario of possibilities is the major computer brain areas. Like Silicon Valley, Seattle, VA and other Internet hubs, which would also include Boston.

I would like to see a comprehensive plan to save American lives if an attack or Mother Nature event occurs, one which encompasses the entire country. Perhaps this is a good job for our war planners at the Pentagon, to try a reverse order plan, it would help them learn where best to minimize vulnerabilities and an action plan against International Terrorists or Catastrophic Mother Nature Events.

I have been to every city in the United States over 10,000 population. Where have you lived? Have you lived through a natural disaster? Many of us have. The Hurricanes alone last year alone added 40 more million people to that list, it was a costly year for FEMA, but we made it through and showed resilience. So where are you safe? The answer might be nowhere or everywhere and preparation and quality of first reponders may hold that key. What were your concerns, and immediate needs during that period in your life when you faced such uncertainty? What would you tell others who plan to protect the property and lives of America, too the first responders, planners and those entrusted to protect humanity in the times of need?

How Much Does Lap Band Surgery Cost?

If you're thinking about getting lap band surgery after trying and failing to lose weight for any reason, one of your first considerations will be to find out how much it will cost? Prices vary and this article will give you an idea of what the costs will be for this adjustable gastric banding surgery and what additional or associated costs to consider also.

The cost of lap band surgery depends first of all on whether you plan to have it done in the United States or whether you plan to travel to another country. But more so before you investigate you want to make sure you're qualified for the lap band procedure because it's not an elective surgery. The National Institutes of Health have certain guidelines that weight loss or bariatric surgeons use to determine whether you're a qualified candidate or not.

Lap band surgery won't even be considered if you aren't 18 years of age or older or don't have a Body Mass Index (BMI) between 40 and 60. The exception is if it's 35 or greater with co-morbid, obesity-related or associated conditions such as sleep apnea, diabetes mellitus, infertility, metabolic syndrome or high cholesterol among others. The list includes many other diseases that are often associated with obesity.

You must also have made a significant effort to lose weight by weight loss programs that are supervised by physicians or other authorized weight loss programs over an extended period of time without achieving a sustainable weight loss.

So if you meet the NIH criteria and your doctor certifies you then your health insurance should cover it but if you don't qualify you may have to pay for it yourself if you can get a bariatric surgeon, perhaps in Mexico or another country to agree to perform the surgery.

When determining the cost of the surgery you must consider all the other associated costs. These costs include lab tests, your surgeon's fees and the hospital expenses. After surgery you'll have follow up tests, doctor visits perhaps psychological support and food, diet and nutritional counseling.

If you have the surgery in the United States the cost of lap band surgery has been steadily going down over the past few years. Perhaps because more weight loss surgeons are performing it and there is more emphasis in the news and/or from increased competition from weight loss surgeons in Europe and Australia and countries such as Mexico, Brazil, India, and Canada. There may be more competition, making lap band surgery cheaper, in popular gastric banding cities like Houston, Chicago, and Dallas and in states such as Texas, Florida, Illinois, and California.

Cost of lap band surgery in the US can cost from $13,000 on up, not including any of the associated costs that you'll have before or after surgery. It would be difficult to estimate all the costs you'll have prior to surgery. Complications may occur following surgery that would drive the cost up also. If you have health insurance coverage this may be less of a concern.

Cost of lap band surgery can be as little as $8000 in Mexico and has been going down considerably in the past few years. But you must make sure that you add on all your travel costs - airfare and airfare for any return visits if necessary, hotel stays, rental cars, etc. The procedure itself is usually a one-night stay or less. The actual hospital costs will be less. Surgery outside the United States will probably not be covered by your health insurance company.

If you're covered by your health insurance policy then it would be better and safer to have your lap band surgery in the United States. Plus if medical complications arise you will be better protected legally. If you're not covered then make sure to weigh all the costs of the surgery - the costs to have gastric banding procedures in the US compared to Mexico for example, where your travel costs may be considerably less and you may be close to home or in Canada if it's closer geographically to you. Many lap band procedures are done there as well. Canada has free health benefits that you may be eligible for.

In any case make sure to weigh all the pros and cons of the surgery as well as the cost of lap band surgery. Even though the lap bad can be removed (it's reversible) you want to be aware of all the risks and side effects besides the weight loss benefits.

Weekend Getaways and Mini- Vacations!

You need to get away, but don't have the time or money to take a week or two off to head to your favorite destinations. Many people count out taking a weekend and heading to a semi-local vacation spot that allows them to get away, relax, enjoy time alone or together, and find romance, rest, fun, or whatever it is you are looking for in a vacation.

The beauty of weekend getaways is that you can travel on a budget and not miss work, kids activities, and so forth. For a few years while in school, my wife and I never had enough time or money to take a full fledged trip, so we would take little weekend trips a few times a year experiencing more types of travel than if we had taken one big trip.

So, we have put together a simple list of weekend getaways that you can print out and enjoy immediately. Many of the ideas we mention are generalized to any area of the world, however we will mention various locations that are close to where we live as examples. Use your imagination to brainstorm destinations that are within driving range and quite affordable.

1. Romantic Getaways: These are usually at the top of the list. With anniversaries, holidays, romantic events, and so on always around the corner, we need to be on our toes to come up with fresh ideas to sweep our significant others off their feet and keep the romance going. Rent out a bed and breakfast in a small town, grab a hotel in a romantic city like Paris, head to Las Vegas and enjoy all it has to offer. Romantic spots are as creative as you make them.

2. Sporting Events: Big sporting events like March Madness coming up is always fun. An example is two of my best friends for Valentines Day are traveling a couple hours to our state capital to watch the state high school basketball championships. Spring training is coming up for baseball and is always in a warm location. You have racing, football, golf, the Olympics, baseball, the major horse racing events like the Kentucky Derby. The list goes on and on.

3. Camping: This is a cheap vacation that can be fun, romantic, and adventurous. Combine camping with white water rafting or go hiking or without being too adventurous, rent a cabin in the woods and get away from society all together.

4. Theme Parks: One year we traveled to Cedar Point in Sandusky, Ohio and enjoyed a day at the theme park and the night at Put-n-Bay on Lake Erie. Also, we live near Kings Island in Cincinnati, Ohio and many people travel from all over to spend a couple of days enjoying the attractions there. There are theme parks everywhere and are a great way to have some fun while enjoying an array of activities. If you aren't close to Disney World or Disneyland, then think of a closer location.

5. Famous vacations spots: Las Vegas comes to mind. We enjoy traveling to Gatlingurg, Tennessee and spending a couple days in a cabin, shopping, eating, and hanging out. New York, San Diego, anywhere in a 6 hour driving time to your home can be perfect. Just write down a few places within that circle and pick one.

6. Beaches: Unfortunately, we don't live within a few hours of a beach, but many people do. A great weekend getaway to enjoy the walks on the beach, dinner overlooking the ocean, beachfront hotel or villa, and all a beach vacation has to offer.

7. Festivals, Events, Concerts: Is there a musician playing in a town not too far away? What about a major event or festival? Pack the bags and head out for the weekend. Grab a hotel and head to this event. You'll have a great time. We have done this many times and always have a good time.

This is just a short list of ideas. Pack your bags and just get away. You'll come back feeling refreshed and ready to plan your next weekend getaway.

What to Expect if You Have a Broken Lease With an Apartment

I have a broken lease!

The vast majority of apartments will not work with you if you owe another rental property money or break a rental lease. The properties that will work with you have different qualifying criteria. Almost without exception the property will want to know you have re-established your rental history. A few of them will want extra deposits and it's usually dependent on how much you owe the property you broke your lease at. Apartments can go back to the beginning of time when verifying rental history. Even owing a property 10 years ago can easily get you denied.

I have a broken lease out of state!

Once a broken lease is reported to the credit bureau it will show up no matter where you are. If you owe a property money most of them will not work with you. In effect a broken lease out of state is the same as a broken lease with a local apartment Your options will remain the same...make payment arrangements or go to a property that will work with you.

I do not have a broken lease, but I owe a property money!

Usually that means you owe a cleaning fee are something along those lines. Again... apartments not work with you. But usually the amounts owed aren't that much and you can make arrangements to get them paid off.

I have a broken lease. but my credit is good!

Many apartments especially newer ones, use a point system like Saferent or Credit Retriever. If you score in the except range and your background checks out some of them will work with you. But most apartments will automatically deny you if you owe another property money.

I have more than one broken lease!

Difficult... but not quite impossible. They will hit you with an extra deposit and might require a co-signer. The extra deposit can be as much as a months rent. Sometimes first and last months. Very few apartments will do this.

I have a broken lease and rough credit!

There are a small number of apartments that will work with you but you must have re-established your rental history and it must be verifiable. Living with your mom, aunt, cousin or uncle may not count as rental history in many rental properties. Just because you are not currently on a lease d does not mean you d do not have verifiable rental history.

I do not have a broken lease, but my roommate or spouse does!

Most rental properties will not put your roommate on as an occupant. Everyone over 18 occupying the apartment must be on the lease and qualify to live there. You could easily be denied. There are still a few properties out there that will work with an occupant situation but there getting harder and harder to find. Its ridiculous when people making $50,000 to $100,000 a year can't qualify for a $500 a month apartment... but its a fact.

I have an eviction!

This is a bigger problem than a broken lease. Even apartments that will work with a broken lease may not touch an eviction. The reason is they had to take you to court. This is a major expense for properties, not to mention a hassle.

I am in a lease right now and I want to break it!

Stop...take a deep breath. Are you sure that's what you want to do? Breaking a lease with an apartment in is a major cause of denials and severely limits the number of rental properties you will qualify for. It will stay on your credit forever, are until you take care of it, and of course, you will be denied at most places you go to.

What are payment arrangements?

Before your broken lease goes to collections you have a window of opportunity to make arrangements to pay your lease off in small AFFORDABLE payments. The manager will give you a letter saying that your making arrangements and many apartments will work with you. There are many, many properties that will insist it be paid in full before they will work with you.

I have made payment arrangements. Why was I denied?

Most rental properties want your broken lease paid in full before they will accept you. Luckily there are some properties that will work with payment arrangements. What this means is you go back to the property you broke your lease at and tell them you want to pay off your broken lease. The arrangements can be $20, $30, $50 a month, and maybe more. Whatever you agree on with the property manager. NEGOTIATE... Make your first payment and get a letter stating that you have made arrangements to pay off your broken lease. Then with that letter... you can go to the apartments that will work with you. It is important that you continue making payments or the property will put it right back on your credit.

I co-signed for a friend and they skipped on the rent!

You have a broken lease....sorry! You can dispute it on your credit or hunt down your friend and have them make payment arrangements. But you are responsible from the apartment's viewpoint.

How to legally break a lease.

If your in the military and being transferred or re-deployed ...no problem!. Otherwise, you will have to pay a re-let fee. Usually 85% of a months rent. Sometimes you will have to pay back concessions as well. (say you got $250.00 off your first months rent) Many apartments in will hold you responsible for the rent until it is leased again. That's the scary part ... be sure and clarify that with the manager. No property can collect 2 rents on the same unit at the same time. Talk with your apartment manager and be crystal clear that you understand their policies regarding re-let fees.

I am getting mail from a collection agency concerning my broken lease!

This means it has been reported to the credit bureau and is now on your credit report. Your broken lease is official. You will have to pay it off, make payment arrangements or find a rental property that will work with you. When you find yourself here you almost have to work with a apartment locator or realtor.

I broke a lease but I had a very good reason too!

For all practical purposes an apartment lease is ironclad.... let me repeat that...IRONCLAD. If you absolutely have to break an apartment lease agreement, talk to your manager or landlord first, explain your situation and try and make payment arrangements with them. Most of them understand and will work with you. Some of them will bend over backwards. Property managers can be sympathetic but remember they have heard it all. There are procedures they must follow to the letter of the law. That's why most of them cannot take partial payments (all though many will... for a while.) In practical terms most people break a lease because they lose their job are or getting a divorce. Sometimes a family member gets sick. Sometimes its an abusive situation. Sad as it may be... none of these things will matter if you do not fulfill the terms of your lease agreement....sorry.

Somebody broke into my car and I left!

Nobody wants to live in fear, but an apartment lease agreement is ironclad. That means you will end up with a broken lease. I have seen apartment managers let people out, but usually it's just one of those unfortunate things, from the apartments point of view. Definitely tell the manager and call the police. Whatever happens will be at the manager's discretion. Be thorough and have documentation when you talk to him/her.

They said I did not give a 30 day notice!

Apartments are very strict about this. You must give proper notice and they must know you have given proper notice. Write it, date it and make an extra copy for your records. DO NOT JUST DROP IT IN THE NIGHTBOX. In spite of the fact you have fulfilled the time on your lease you could still end up with a broken lease because you didn't give proper notice. Worse still...you could be denied at the next property your looking at. Most properties want you to give notice no later then the 3rd. There are quite a number of apartments that make you give a 60 day notice . Be sure you know exactly what the policy is. Oh...and one more thing! Just because you have lived there five years, paid your rent on time and have been an ideal tenant, do not think they cant break your lease without proper notice.

In a Down Economy - How to Get Out of a Commercial Lease and Downsize Your Office Space

Getting out of a commercial lease can be a difficult and often daunting process but depending on your individual circumstances or real estate market you are in, you may be able to negotiate a compromise with your landlord.

During a downturn, recession or financial crisis, companies find they have more space than they need. This can be due to lay-offs or perhaps part of the business moving to another location, or because the business has not developed as much as they'd hoped. In the worst case, some companies need to close down altogether.

If you're in a position where you have too much space, then you may be able to terminate the lease early, sublet, assign or buyout of your lease obligation. There may also be an option to move out of the premises completely. Always check with your landlord before sub-letting. Remember, you will be liable to your landlord to pay rent for the remaining term of the lease and this may be more of a hassle than it is worth.

Step 1

Examine your lease for an early termination paragraph. Most commercial leases give specific terms as to the conditions you can exit the lease without penalty. If your circumstance doesn't qualify under the acceptable early termination terms of the lease, you can expect to face the financial penalties described in the contract when you break the lease. This may include legal fees, sublease / assignment fees and payment of all or a portion of remaining rent.

Step 2

Talk to your landlord informally about the lease agreement. Test the waters with your landlord in a friendly conversation to find out how receptive he is to simply terminating the lease. It never hurts to ask. The landlord may already have someone interested in your space.

Step 3

Offer a buyout to end the lease. Even if your landlord is unwilling to terminate voluntarily, he may be more cooperative if he has a financial incentive. May want to offer to cover the landlord for the time it takes him to find another tenant to rent the space. Word of caution, if the landlord finds a lower paying tenant, your business can be liable for the difference in rent until the original lease expiration.

Step 4

Take your lease agreement to a local tenant advisor, tenant representative or real estate attorney if your landlord refuses to negotiate to end to the lease. Although you can break a commercial lease without a lawyer, seeking local tenant advisor, tenant representative or legal representation ensures both you and your landlord stay within your legal boundaries during the process.

Step 5

Obtain the assistance of a tenant advisor or tenant representative to help you identify a tenant to sublease or assign the space for the remaining term of the lease or assign the lease to another entity to fulfill your lease obligation. While you are working with a professional to identify a tenant, your landlord may be able to assist identify a new tenant, as well. Depending on your situation, you may consider continuing to pay rent until a new tenant appears; even though you are no longer residing in the space.

Most landlords will want to negotiate the terms of an early termination, buyout, assignment or sublease of the space. The new sublease may be required to be approved by the landlord and must not extend beyond the rights you have in the master lease, so you can't add space, subtract or partition a section of your space or increase or reduce the length of the lease without your landlord's permission. Again, in the instance you have identified a tenant to sublease or assign the lease, it is always best to seek the advice of a local tenant advisor or real estate attorney to negotiate the terms of the sublease or assignment of the lease.

It may be feasible to get entirely out of your lease. The shorter the period of lease term you have, the more likely this is. Your chances will also increase if the building is full. This is because the landlord should be able to find a new tenant quickly, and may even be able to increase the rent as a result.

When approaching your landlord be careful how you go about presenting your case. If you let them see that you are desperate to move or find out you are going out of business, you may end up paying a premium to get out of your lease. Again, it is always best to hire a local tenant advisor or tenant representative in this case because they can plead your case without getting you personally involved.

If you can find another tenant to take over the lease completely, you are likely to have a much stronger case. Remember, the landlord is likely to want to see the prospective tenants' audited financials, bank account statements and references.

When assigning the lease to another business, the new tenant becomes directly liable to the landlord, but you may still have some accountability. The landlord will usually require you to guarantee the payments of the next tenant, but not all tenants agree to this stipulation. Again, it is always best to seek the advice of a professional to advise you of your rights.

In any case, it is not likely that you will get out of your lease without some penalty. You may be liable for the landlord's attorney's fees, the remaining rent oblation and you may also be liable for meeting your landlord's expenses such as the improvements and commission paid to the broker on the space.

All things considered, you may find yourself better subletting the space and making other arrangements such as renting less office space nearby to accommodate the reduction in space.

If and when you do get out of your lease, there are things to bear in mind when negotiating a new lease. It's always best to hire a professional real estate tenant advisor to negotiate on your behalf to provide you as much flexibility in your next lease. For example, you could ask the broker to negotiate a break clause at various stages in the lease to allow you to terminate the agreement early.

Remember, contracts are binding by law. If your landlord refuses to accommodating, you will have little choice but to stay in your premises until the end of the lease obligation.

Oasis of the Seas is a cruise ship in the fleet of Royal Caribbean International. The first of her class, she is expected to be joined by her sister ship Allure of the Seas in November 2010. Both vessels are expected to cruise the Caribbean from Fort Lauderdale, Florida, in the United States. The ship replaces the Freedom-class cruise ships (also owned by Royal Caribbean) as the world's largest passenger vessel. The vessel was ordered in February 2006 and designed under the name "Project Genesis". Her keel was laid down on 12 November 2007 at STX Europe (formerly Aker Yards) in Turku, Finland. The company announced that full funding for Oasis of the Seas was secured on 15 April 2009. The name Oasis of the Seas resulted from a competition held in May 2008. The ship was completed and turned over to Royal Caribbean on 28 October 2009. Two days later, she departed Finland for the United States. While exiting the Baltic Sea, the vessel passed underneath the Great Belt Fixed Link in Denmark on 1 November 2009. The bridge has a clearance of 65 m (213 ft) above the water; Oasis normally has an air draft of 72 m (236 ft). The passage under the bridge was possible due to retraction of the telescoping funnels, and an additional 30 cm (12 in) was gained by the squat effect whereby vessels travelling at speed in a shallow channel will be drawn deeper into the water.
