When you are planning on hosting a golf event, there are a few issues you should keep in mind. Never forget the nature of audience for instance. Here are a few more tips to help you with your planning:

That makes it even more important to have the appropriate theme, since people would remember it for some time to come, thanks to these gifts. Here are a few ideas to get you started on creating the right theme, which would help you organize other categories of the event as well:

1. The Tee theme, for instance, is a common theme that people use when hosting golf events, and your gifts and mementos could involve watches and other golf accessories. It is a theme which could often be used for tournaments concerning female players of all levels. The ladies just love being served with fresh cups of tea during the event, especially if the play is during the winter months..

2. The Diamonds in the rough is a popular theme for beginners golf events. The concept of the theme is to help the new players look within them selves to uncover the hidden golf pro inside. And who doesn't like being told there is an expert within?

3. Golfing Guardian Angels - this is a great theme for an event which you are hosting for reasons of donation to charity. Many times organizers make wings for people to wear during the tournaments, and they also make teams for every sponsorship option.

4. When you want a fun theme, Las Vegas is a great idea; it always gets people in the mood to party. You could involve a little Las Vegas feel into the tournaments by holding a lottery on the side, and sponsoring the winner with a trip to Vegas itself.

The Difference Between Bordeaux and Burgundy Wine Glasses

The beauty of wine is that it is all different. Each has its own color, flavor profile, body, nose, notes, tannin levels and finish. The experience of each is taken into consideration when a really fine crystal wine glass is crafted. The size, shape, lip--everything-about the glass is researched so that type of wine is experienced to its greatest potential. An excellent example of the concept of form following function in wine glasses is the difference between Bordeaux and Burgundy crystal wine glasses.

Bordeaux Wine Glasses

The glass consists of three parts: bowl, stem and base. There are three variables when creating a wine-specific glass: size, shape and rim diameter. Bordeaux-specific wine glasses typically have a large, tall bowl. A perfect example would be the impressive Riedel Sommeliers series Bordeaux wine glass for reds (there are many other fine crystal manufacturers that make wine-specific glasses, but for the purpose of this article I'm using one of my personal favorites). It is a simple, unadorned-yet-elegant glass engineered specifically for the heavier reds of the Bordeaux region of France (or their international counterparts), which produces not only the varietal, but also the many blends that include Merlot, Cabernet Sauvignon, Malbec, Carbernet Franc and Petite Verdot grapes. The large bowl of the Bordeaux-specific glass provides ample surface area for the full-bodied reds to be swirled to aerate and open up the nose of the wine and evaporate alcohol, taking into account the interaction of the fruits, minerals, acids, tannins and alcohol of the wine. The tall height of the bowl allows for the optimal amount of oxygen to fill the glass and enable the person drinking it to experience a heightened sense of the aroma, or bouquet. The cut rim allows the wine to direct smoothly onto the center of the tongue, creating the perfect balance of fruit, tannin and acidity.

Burgundy Wine Glasses

The Burgundy region of France produces its wine primarily using the Pinot Noir varietal. Actually, 90% of the wine produced in the region is made with Pinot Noir grapes, which are very fragrant and alluring. Again, using the example of the Riedel Sommeliers Burgundy glass, the notably wide, large bowl serves the purpose of aerating and opening up the nose of the wine, while also allowing alcohol to evaporate. This causes the aroma of the wine to rise to the nose of the taster, enhancing the experience of the complex aromatics. The cut rim of this red Burgundy wine glass flares out slightly, to allow the wine to flow to the tip of the tongue. Burgundy is generally higher in acid, and the placement at the tip of the tongue accentuates the sweetness of the wine.

Whether you are a fan of red wines such as the Bordeaux or Burgundy used in this example of wine-specific crystal wine glasses, or if you prefer white wine, you should experiment with wine glasses made for use with a certain wine variety. It is extremely interesting to discover how the same wine can taste completely different using different glasses. This is actually a really entertaining type of wine tasting you can do with your friends and neighbors--I personally enjoy doing it a great deal because it never ceases to amaze me how some very innovative crystal manufacturers have understood the concept of form following function and exhausted themselves, through trial and error, to perfect it.

Fun Things to Do on Your Vacation!

That's the intent of this article, to wake up some ideas in your head, and plan for things to do in Florida and any of your travels.

When we venture down to Florida or anywhere for that fact of the matter, we first figure out what activities we definitely don't want to miss. Here is our list of favorite things to do on vacation...

1. Sit on the beach and play in the ocean. This is a no brainer. We love to walk the beach, bathe in the sun, play in the waves, and watch the beautiful people.

What types of things do you do on your vacation? What activities do you have planned? Do you relax, go active, or a little of both?

2. Play golf. Golf is a great game. There are excellent golf courses all over the world to choose from and you can even plan an entire golf vacation.

3. Go fishing. Deep sea fishing or fishing from a pier is a blast. If you have never done this try it once, you'll love it.

4. Other sporting activities like scuba, snorkeling, water skiing, parasailing, renting jet skis, or whatever. There are a ton of water activities to choose from.

5. Day trips and tours are awesome choices. Rent a boat for the day. Take a barefoot cruise. Venture over to Orlando and go to Disney World or any theme park. Dinner cruises, exploring, hiking, tours at local sites, and anything else that you can think of.

6. Go shopping! Yes, the ladies will love this one and probably already have it planned. I hate to shop, but it is actually fun when I am on vacation. It wears me out though. Take some extra money and visit the local shops, find souvenirs, and spend some of that hard-earned money.

7. Drive around. We have rented convertibles or motorcycles for a couple of days and just explored the area. One time, we went from Miami to Key West and spent the day there. Another time, we traveled up the A1A highway along the Atlantic Coast of Florida, enjoying the luxurious homes, yachts, and views. You can even do this as a weekend getaway. Find a cool spot that's only 6 hours or less away and take off. We always have fun doing this.

8. Take in local entertainment, events, restaurants, and such. Go dancing, find the best watering holes, do something romantic, party likes its 1999. Remember, you are on vacation and it's time to have some fun and do stuff you don't usually get to do at home.

The list is as endless as your imagination. These are just a few general ideas that we always plan on doing. Be creative and try new things.

What Foods Can I Eat If I Have Arthritis?

The link between food and arthritis has been difficult to prove because of the difficulty inherent in study design. However, observations made over the last several decades point to trends that may be important. Multiple studies have suggested that rheumatoid arthritis symptoms could be reproduced by the reintroduction of certain foods and ameliorated by excluding these foods from the diet.

More recently, rheumatoid arthritis has been shown to worsen when there is an excessive amount of Omega-3 fatty acids in the diet. Excessive ingestion of feedlot beef, refined cooking oils and margarines result in an increase of inflammatory symptoms. Some evidence has linked the consumption of saturated fats found in whole milk, cheese, as well as other animal products such as red meat and poultry to worsening RA symptoms. (O'Banion DR. J Holistic Med 1982; 4: 49-57)

An interesting connection has been proposed by some researchers that a food allergy to high saturated fat foods, meat, dairy, omega-6 fatty acids, and refined vegetable oils may be responsible for some rheumatoid arthritis flares (Hicklin JA, et al. Clin Allergy 1980; 10: 463-470.)

For centuries, nightshade foods such as potatoes, eggplant, and pepper have been claimed to aggravate arthritis. Firm data here, though, is not compelling. Study design has been a drawback. Doing a randomized double-blind study using foods is exceedingly difficult.

Small studies evaluating the effects of foods in rheumatoid arthritis sufferers have continued to make a case for food being a significant inciting factor in disease. Studies performed by researchers have demonstrated that partial fasting with avoidance of animal fat, refined sugar, citrus fruits, preservatives, coffee, tea, alcohol, salt, and strong spices which were associated with symptoms led to a reduction of symptoms.

Another study published by Beri et al showed that an elimination and rechallenge diet provided significant improvement in 71% of patients tested. (Beri, D, et al Ann Rheum Dis 1988; 47: 69-72)

In another study, Darlington evaluated 70 patients with rheumatoid arthritis. By eliminating foods deemed to provoke symptoms, he was able to eliminate symptoms as well as need for medications in 19% of patients. Darlington also identified foods such as grapefruit, cheese, malt, coffee, beef, eggs, rye, oats, milk, oranges, bacon, tomato, peanuts, cane sugar, butter, lamb, lemon, and soy as causative factors. (Darlington LG. Rheum Dis North Am 1991; 127: 273-285)

A recent study suggested that a diet high in vitamin D such as is found with salmon, tuna, shrimp, sunflower seeds, eggs, and vitamin-D fortified milk may prevent rheumatoid arthritis. (Merlino, LA et al. Arthritis Rheum 2004; 50: 72-77)

The upshot of these studies indicates that perhaps dietary manipulation should be considered as a possible therapeutic intervention. Elimination of all foods believed to be causing symptoms followed by single food reintroductions to determine which foods might be the culprits seems a reasonable course of action. Foods such as corn, wheat, cow's milk, pork, oranges, oats, rye, eggs, beef, coffee, malt, cheese, grapefruit, lemon, tomato, peanuts, and soy seem to be the most common offenders.

In our office we have found the Immunolab assay (Fort Lauderdale, FL) to be useful in excluding food allergies as a potentially important contributing factor to arthritis symptoms.

Team National MLM Business - Opportunity Or Scam?

Recently, Team National (or National Companies, aka "Big N") has emerged as a very popular home based business opportunity. As the idea of having a successful home-based business has grown in popularity, Team National has positioned itself as a very popular (and somewhat controversial) leader in the network marketing arena.

There are also some very real concerns about starting or participating in a Team National business. I'm about to go through and give an unbiased review of the pros and cons of developing a business and see if we can find out whether Team National is a great opportunity...or a great scam.

Team National - The Good

National Companies is a company developed and chaired by Dick Loehr. At its heart, Team National provides savings benefits packages that allow clients to access discounts to furniture, jewelry, travel, insurance, communications, and more. Located in Fort Lauderdale, Florida, Team National offers people the chance to save money, and also to recruit other people to build a business helping people save money.

The best that Team National has going is the compensation plan. With its binary matrix, it allows distributors the potential to earn a sizable commission off of each benefits package sold. It can pay high, and motivated distributors definitely have the potential to earn decent money.

Team National - The Bad

The first big strike against Team National is the cost of the packages. For a 2 year membership, it costs over $899.00. For a lifetime membership, the package costs a cool $2,199.00. If you buy a lot of jewelry and insurance, then it might be a great deal. However, most people joining a business opportunity are not looking to spend that kind of money just to get into business, especially with no guarantee of profit.

Another concern is regarding the true savings that are offered in the benefits package. In an interview with a Team National representative, I was told that the package did offer some savings, but he found that he could always find a better deal just by shopping around. So if you don't like to shop and compare, then the benefits package is probable a great investment. But if you're truly looking to get the best bang for your buck, there might be some question as to how much you can truly save.

Team National - The Ugly

The truly painful thing about starting or growing a Team National business is their marketing plan. Like many network marketing companies, Team National advocates that you chase your "warm market", friends and family. They teach their distributors to use a "baseball" marketing plan that goes like this:


  • 1st Base - Call up a friend or family member, and send them to the 10 minute "Sizzle Call", where they can hear a bunch of hype about making millions of dollars marketing the benefits package.

  • 2nd Base - See if your poor prospect is still interested. If so, 3-way them into a phone conversation with your upline, where you prospect can hear another testimonial about how they can get rich.

  • 3rd Base - If you prospect is still taking your phone calls, then you can schedule a home-viewing, where you can go over to their house, show them a DVD presentation, and do another 3-way call to your upline for extra "validation".

  • Home Base - Closing time! This is where the deal is done.

Growing a Team National business can be a great opportunity. They have a decent (not great but decent) product, but there are plenty of companies that have great products, and many people that market good products never make a dime. There are also plenty of terrible products that generate millions of dollars in revenue (anyone remember the pet rock?) The difference is the marketer, and their ability to target their market effectively.

In closing, I would say that starting and developing a Team National business is lucrative if someone knows how to effectively use the telephone, the Internet, and other effective marketing tools. It is not a scam, but like any business, success will be determined by the skill-set of the marketer. Team National is definitely not a lottery ticket or a stock option - meaning, you do not just buy in and wait for a payout.

If someone does not have the first clue on how to market effectively, then I would suggest they either learn how to be an effective marketer, or else just use the benefit package to save a few bucks.

A 1967 Trip From North Miami to Fort Lauderdale on the Florida East Coast Railway

Watch a vintage 1½ minute 8mm film of a 1967 trip from North Miami to Fort Lauderdale on the local passenger train #2. This was the mini-streamliner that FEC was required to operate daily except Sunday between North Miami and Jacksonville from 1965 to 1968. The regular trains to the Northeast and Midwest like the East Coast Champion and City of Miami had all been rerouted off the FEC because of the notorious strike that lasted from 1963 to 1977. The consist pulled by E9A #1033 on this date included coach "Bunnell" and tavern observation "Saint Lucie Sound", both delivered in 1946. Pilot Steve Irwin was astonished after spotting a mass of more than 100000 sharks swimming just 100 yards off Florida's sandy beaches. But Mr Irwin, who runs Island Marine Services in Fort Pierce, was baffled as to the staggering number of sharks gathered in the shallow waters.mall groups of strays were even spotted milling around swimmers who appeared to be blissfully unaware of the danger, although no injuries were reported. 'It was an truly amazing sight,' he said. 'I've been a fisherman for 20 years and I also kayak out there and it's common to see them twist and turn and shoot through the air. 'They're prevalent at this time of year but what amazed me was the sheer numbers of them. 'There were tens of thousands of them - I'd say maybe 100000. Six Good Reasons to Take a Family Vacation

When I was young, family vacations with my parents consisted of driving for a week from place to place in a hot stifling car. My parents had the knack of picking the hottest week of the summer to do so. In spite of that, we still had fun, managed to find interesting sites to explore and those are the memories that I still have.

I discovered the joy of travel to far reaching destinations on my own by the time I turned 18. Jumping on a plane and heading off to Brazil, Europe or cruising the Caribbean, has turned into a life long passion my whole family now enjoys with me.

Family vacations have evolved over the years. There have never been more choices, more variety and more options available for family vacations as there is today. Especially since 9/11, the focus on family and community and played a strong role in our society. The travel industry has noticed and has geared up for families. From all-inclusive vacation packages and cruises, which are equipped with kids clubs and special activities; to resorts that supply a nanny for your stay, it's never been a better time for families to travel.

Still not sure? Here are just a few of the benefits of taking a family vacation:

1. The family that plays together, stays together.....

It is a time to get away from it all. Away from work, the phone calls, the kid's activities, the daily to do list. This is a great opportunity to spend time as a family and get to know each other. Go for a hike, build a sandcastle, explore a museum. There is more time to talk and spend time together without the daily distractions.

2. Teach your children well....

Travel is an excellent learning tool for kids. They can have the opportunity to learn about things first hand they may have learned in school, read about or saw on TV. Any destination can offer this learning experience whether it is a few hours drive away from you home or in Europe. Family vacations will teach children about different cultures, food, history, geography, climate, environment and so much more. The best part is that it's way more fun for them then learning it through homework!

3. New experiences they will never forget.....

Family vacations provide a whole new venue for experiences that your kids never would have had otherwise. We took a family cruise last winter, and it was my 9-year-old son's first cruise. We told him all about the ship and showed him pictures but I don't think he could quite grasp what it was really going to be like. We landed in Fort Lauderdale and as we were driving to the port, we could see our ship in the distance. He was excited but still very nonchalant. Once we got to the port and pulled up alongside the ship, he looked up and up and up at the enormous ship, his mouth dropped open and he gasped in amazement. That reaction was worth the price of the whole trip and is something I know our family will always remember.

4. Life is an adventure, especially on vacation....

Even if you are not particularly brave there are still many ways to experience the adventures that lie in every corner of our planet. It may be as simple as going to the zoo at your destination and seeing the animals that are local to that habitat or taking a jungle tour though the Amazon. There is so much to see and do, pick the adventures that appeal to your family and do them together.

5. You kids won't be kids forever....

Doesn't seem like yesterday that the teenager that just borrowed your car, was in diapers and day-care? Most parents agree that time seems to fly by quickly and those babies are grown before you know it. There will come a time that your children will have lives of their own and sad as it may seem, spending time with Mom and Dad will not be anywhere near the top of their list. Take the time for a family vacation while they still want your company.

6. Time to kick back and relax......

Now this part is important. One of the main reasons to take a vacation is to get some rest and recharge. It is important for everyone so don't over do it. Try and schedule an active day followed by a more relaxing day. It's hard to do in some destinations where there is so much to see and do like Disney World, but trust me. The kids will be less tired and cranky and it will give you a reason to come back to the destination again!

I know this all sounds so good, it makes you want to book that trip you've been putting off doesn't it? Well, I will add in a dose of reality here and include a few negatives. There are some natural stresses to travelling. Planes get delayed, kids get cranky, families can have too much of a good thing and get on each other's nerves. The list can go on, but don't let that discourage you, the advantages are too numerous to ignore.

So whether you choose to pack the kids in the car or fly to more exotic destinations, the benefits are the same. As far as memories go, we tend to remember the good things; the time spent together as a family, the new things that were discovered, the new friends we made, the places we saw. This is what your children will remember and, the fact that you were there with them to enjoy it.

Three of the Largest Office Supply Companies in the United States

Because so many people have home offices today, there is a greater need to have a complete supply of things for a home office whether it is furniture, paper supplies or computers and other electronic equipment likes faxes and printers. With so many people working from home now, they need easy access to stores that will provide the various supplies necessary to offer a complete office space full of all of the details even small things like ink refills or toner refill for their computer. The top three stores that specialize in this area of retail are Office Max, Office Depot and Staples. This article will explore these three stores more completely and offer some additional information.

Office Max was formerly known as Boise Cascade Corporation and was originally a lumbar company that had been formed in 1913. In 2003, the company acquired Office Max Inc. making it doubled in size of office products and becoming a United States retail store. They have two segments, contract and retail today. The contract part of the business sells directly to corporate offices not only in the US but also in Canada, Australia and New Zealand. The retail portion has over 1000 stores in the US and Mexico selling paper and office supplies to customers that shop at the stores. The retail also has three large distribution centers for all of the stock and supplies that need to be sold through these two categories. This business continues to be more popular and their sales continue to rise despite a difficult economy.

The other office supply company that is often confused with the first one mentioned, is Office Depot. This company started with its first retail store in Fort Lauderdale, Florida in 1986. Today this company sold more than 12 billion dollars of products in 2009. They have three segments to make this such a profitable company and they are retail division, business solutions division and international division. They make sales a variety of ways whether it is through their retail stores, by corporate contracts, through the internet as well as catalogs and call centers. How ever you can think of selling a product, Office Depot seems to do it and that is why they are so successful, even in a poor economy.

The last competitor in this office supply industry is named Staples. They are currently the largest of the three office products companies with over 24 billion dollars in sales last year. They also, started out as a store in 1986 and claim they invented the office superstore concept. They serve businesses of all sizes and are a presence globally in 27 countries in North and South America, Europe, Asia and Australia. They sell office supplies, technology, furniture and also business services. They continue to stay ahead of their competitors with creating new concepts each year.

Most Americans have at least one or if not all three of these stores in their area. Now with this information, you know a little more about them as corporations.

Thinking of Buying a Condo Hotel? Here Are 20 Things You Need to Know!

1. What is a condo hotel or condotel?

Think of a condo hotel (also sometimes called a condotel or hotel condo) as buying a condominium, although one that is part of a four-star caliber hotel. Therefore, as an owner, when you are on vacation, you'll get the benefit of more four-star services and amenities than you'd get in a typical condominium.

2. What types of services and amenities are found in condo hotels?

If you can imagine the niceties you'd find in an upscale hotel, then you can picture a condo hotel. Among the features are often resort-style pools, full-service spas, state-of-the-art fitness centers, fine dining restaurants, concierge services and room service.

In some locations, like Las Vegas, you'll find condo hotels with their own casinos, retail areas, and entertainment venues. In places like Orlando, you'll find condo hotels with their own water parks and convention facilities.

3. What is the difference between a condo hotel and a traditional condominium?

The big difference between a hotel and a condo hotel is that a hotel typically has one owner, either individual or corporate, but a condo hotel is sold off unit by unit. Therefore, a 300-room condo hotel could have as many as 300 unit owners.

4. Is it evident to hotel guests whether they're staying in a condo hotel or a traditional hotel?

A hotel guest will likely never know that the hotel has multiple owners because the property is operated just like a traditional hotel and often under the management of a well-known hotel company like Hilton, Hyatt, Starwood, Trump or W. Also, each of the individual condo hotel units will look identical in design and décor to every other, just as they would in a traditional hotel.

5. Who typically buys condo hotels?

They're primarily sold to people who want a vacation home but do not want to deal with the hassles typically associated with second home ownership such as maintaining the property or finding renters in the off season.

6. What is the demographic of the typical condo hotel buyer?

The spectrum of condo hotel buyers is pretty broad. There are families that want a second home in a vacation destination. There are baby boomers who are at or nearing retirement and want somewhere they can "winter." There are also plenty of investors who purchase a condo hotel unit with little intention of ever using it; they're in it for the potential appreciation of the real estate.

7. Can you live in a condo hotel?

Condo hotels are not typically offered as primary residences. In fact, many of them limit the unit owner's usage of the condo hotel unit (typically 30-60 days per year) because the unit is expected and needed in the hotel's nightly rental program where it can be offered to guests and generate revenue.

8. Who gets the money when your condo hotel is rented out?

The hotel management company splits the rental revenue with the individual condo hotel owner. While the exact percentages vary from property to property, the typical rental split is in the 50%-50% range.

9. Who finds hotel guests and then cleans and maintains the condo hotel units?

The hotel management company markets the property and books hotel guests. It also maintains the unit and ensures the smooth operation of all of the hotel's services and amenities.

10. What are the advantages / disadvantages of purchasing a condotel over purchasing typical rental properties?

Advantages include:

· Hassle-free ownership; no landlord issues

· Rental revenue to offset some or maybe all ownership expenses

· A fantastic vacation home available for use whenever you want

· A real estate investment at a time when other investments may seem less attractive

· Strong likelihood of appreciation

· Pride of ownership --"I own a piece of a Trump"

Disadvantages include:

· Annual cash flow could be equal to or less than annual ownership costs

· Pets are usually not welcome.

· An owner's condo hotel unit may be rented when the owner wants to it, so advance reservations are required to guarantee availability.

· The condo hotel unit is subject to the same dips in the market that affect all hotels in the competitive market set: hurricanes, terrorist threats, warm winters up north, price of gas, etc., all of which can affect a unit's occupancy rate and the amount of revenue it generates.

11. Are condo hotel units difficult to finance?

Not at all, but they do take 20% down typically, whereas condos can be purchased with less cash down. It's also important to make sure you use a mortgage broker who has had success in getting condo hotel financing deals done. Many banks still do not do them, but more and more are getting involved as condo hotels become more widely available.

12. How long have condo hotels been around and where are they located?

Condo hotels have been around for several decades, but the huge surge of four-star and five-star condo hotels that have been making their way across the country, started around year 2000 in the Miami area. The Miami-Fort Lauderdale area still has the most condo hotels, but areas like Orlando and Las Vegas are developing condo hotel properties at an even faster rate and will likely surpass South Florida soon. Other up-and-coming areas are places like the Bahamas, Panama, Dominican Republic, Mexico, Canada and Dubai.

13. How much do condo hotel units cost?

That's like asking how much a car costs. There are different quality condo hotels. Some require greater amounts of money than others, obviously.

There are inexpensive condo hotels out there for as little as $100,000. These are typically found in properties that have converted their use from an existing hotel. They are hotel room-sized, lack kitchen facilities, luxury franchises, and other first-class amenities.

Then there are the four-star or greater properties that may start in the $300,000 to $400,000 range, but can go all the way up to $800,000 just for a studio unit. One- and two-bedroom units cost substantially more than a studio. Of course, the studios do come fully furnished and finished, and will be significantly larger in size than a typical hotel room, and may attract guests because of its name like St. Regis, Ritz or W.

14. What are typical maintenance costs?

On average about $1.00 to $1.50 per sq. ft., but the range can exceed $2.00 sq. ft. in the most luxurious properties.

15. Do you buy condo hotel units after they have been built, or can you purchase condo hotels in pre-construction?

Unless you are in a hurry to get started vacationing or you need to complete a 1031 exchange, it's best to buy condo hotels in pre-construction as early as possible. That's when prices are lowest and unit selection is greatest. You will likely wait two years or longer before closing on and taking possession of your condo hotel unit, but you will have locked in the price and will get the benefit of maximum appreciation.

16. Is there anything else investors should want to know about condotels?

There is more to buying this type of real estate than the old phrase, "location, location, location." While most condo hotels are located in desirable resort and business area locations, what is most important is a good franchise with a strong reservation system.

Also, do not be fooled by an aggressive rental split. One way or the other, the developer of the property will have to staff, maintain and operate the hotel and its services like the restaurants, bars, spas and pools from his share of the proceeds. If he's giving you a very favorable share of the rental, he's also more likely to be charging you a higher monthly maintenance fee. Of course, this goes both ways. If the maintenance split that is offered is closer to 50-50, then your maintenance should be more reasonable too.

17. Any suggestions to investors in choosing which condo hotel to buy?

Get good advice. That means you don't want to rely only on the pitch provided by an onsite salesperson at a condo hotel. You want to talk with a broker who specializes in condo hotels and who knows and understands the entire condo hotel market, not just the facts pertaining to a single property. He or she will listen to your wants and needs and then offer recommendations as to which properties best match your requirements. You'll have an opportunity to comparison shop and consider the pros and cons of each available property.

A good broker can be the difference between your buying a condo hotel that will be problematic and not live up to your expectations or one that will provide you with years of great vacations, good annual revenue and a substantial profit when you sell.

18. Does it cost more to use a real estate broker to purchase a condo hotel than buying a unit on one's own?

No. With new condo hotel properties, the prices are always set by the developer and are exactly the same whether you buy directly from an onsite salesperson at the property or using a broker.

The broker's commission is always paid by the developer and is already built into the price regardless of whether an outside broker participates in the sale or not. Since a broker's representation is free to buyers, it does make sense to enlist their aid and get the benefit of their advice before making a purchase.

19. How can prospective buyers find a good condo hotel broker?

Ask friends for broker recommendations or search online for "condo hotel broker." Visit condo hotel broker websites and see if the information they provide seems comprehensive and unbiased. If their website seems to focus on selling homes or office space, and the condo hotel information appears to be an afterthought, steer clear. Your best bet is to work with a condo hotel broker who specializes.

20. How can buyers learn about new condo hotel properties coming on the market?

Condo hotel brokers can be good information sources as they often learn about properties prior to their release to the general public. Another option is for them to subscribe to a condo hotel newsletter such as the one we publish called Condo Hotel Property Alert. Mother of the Bride - This Word's For You

This is a touchy subject and I approach it with great caution -- the subject of the mother-of-the-bride. The majority of mothers are wonderful to work with and help their bride-to-be-daughter in any way needed. But there are a few who throw a monkey wrench in the works by dominating the planning and demanding that everything be done her way.

To begin let's just state: It is your daughter's wedding, not yours. Please, please, please, let her have something to say about what she wants and what she needs you to do. Yes, you are probably spending a great deal of money on this wedding, but it is still your daughter's wedding.

It is wise to sit down with your daughter in the beginning of the planning stage and volunteer to help (notice - it says help and not "take over.") Let her ask for your advice and, when she does, give her the advice she asks for rather than using it as an opportunity to tell her how to do everything else as well. She and her fiancé should pick the cake, the flowers, the music, the venue and the minister -- together. If they ask for your opinion, then freely give it. If they choose not to follow your advice, let that by o.k. and don't let your feelings be hurt.

Some stories from my own experience may help clarify what I mean.

Arriving a few minutes early, I checked the ceremony site, tested the microphone and generally got my bearings. I looked up to see the mother of the bride in a bright-colored, form fitting, spaghetti strapped dress going up and down the aisle as if to say, "Look at me. Look at me." A caution flag popped up in my mind. I then went to check on the bride who, as is usual, was hidden away in a dressing room. Just a few moments before it was time to go out, the mother came in with a very formal bouquet (the bride was already holding a beautiful bouquet of spring flowers). The mother handed her the very formal bouquet and announced, "You will use this bouquet because I paid $50 for it" and, not leaving time for a response, she promptly left the room. The bride, after taking a few moments to regain her composure and with tears brimming, said to her maid of honor, "I won't allow her to ruin my wedding and the bouquet isn't what's important here." She picked up mom's bouquet and proceeded to the place for the processional. It was a beautiful ceremony that could have been an emotional disaster had the daughter not reacted in such a mature way.

At another wedding, the mother of the bride pitched a total tizzy-fit when her former husband came in with his new wife. In front of all the guests, she screamed, "You can't sit here (on the front row) and made the new wife go to the back row. The father, obviously embarrassed -- as were many of the guests -- went back to accompany his daughter in the processional. The bride, who had heard it all, was in tears and we had to wait while she regained her composure. Now I ask the couple at our initial meeting if either of them have parents who have divorced and remarried and if there is conflict. The seating is worked out well in advance to avoid such a dilemma. I'm sure the memory of that incident will remain strong in the bride's mind for years to come. I know I won't forget it.

A few days before the wedding, one mother of the bride read the ceremony the couple and I had designed and insisted that it be changed to the traditional wedding ceremony. The bride, not wishing to have a confrontation, yielded to the mother and I'm sure she will always wish she could have had the beautiful ceremony that had been designed just for them.

There are many similar stories However,the critical point is that the mother of the bride is a very important person in her daughter's life and in her wedding. Planning a wedding is a time that mother and daughter can build delightful memories that last a lifetime or a time that damages their relationship for years to come. It can be a time of wonderful sharing, planning, shopping and laughing -- or not. Mom, it's up to you.

ITT Tech Sucks

I went to Ft Lauderdale, FL ITT Tech thinking that I would learn how to animate and other multimedia based training and found out the hard way that the school was really messed up in many different ways. None of the instructors knew the courses they were teaching and I had to help most of them teach the classes because I knew more than they did about the subjects. I stayed there because I figured my work would speak for itself (which it has) and I just wanted the degree to prove I knew what I was doing if a job I wanted required it. This video was created because I ended up getting a B in a class and when I got my report card, they said I had an F. I found out there was a screw up in their system because someone input wrong grades for all the students and about two weeks later they ended up fixing my grades. From what I heard, They were under investigation for accreditation fraud and ended up changing everyone's grades to make everything look more legit but in the process ended up losing the REAL grades which students earned. I did do great the whole time I was there since I knew more about all the software than anyone else there. I never ended up learning how to animate though (which is why I applied in the first place) because none of the instructors really knew how to either. Two out of the 3 animation instructors at that school didn't even have a degree in that field. I now have a great job though and have also done freelancing for over 2 years. Six Unusual Jobs

Jobs come and jobs go but unusual jobs get our attention and fire our imagination. If you are looking for a job, want to make a little extra income, or want a career change or just want to smile, here are six interesting and unusual jobs that might be right up your alley.

Worm Grunter

For those wishing to be self employed worm grunting might be a great business to get into. Overhead costs are low just requiring a bucket, a wooden stob and rooping iron. The stob is a wooden stick with a point that you hammer into the ground using a three foot flat piece of iron known as a rooping iron. You then drag the rooping iron across the head of the stob making the stob vibrate the ground and causing a grunting sound. The ground's vibration drives night crawlers to the surface where you can easily grab hundreds of them throwing them into the bucket. As a worm grunter you can make money selling your "catch" to bait shops as well as entering worm grunting contests where you could win cash prizes.

Golf Ball Diver

Mainly a summer time occupation in northern regions, but a year round occupation in states such as Florida being a golf ball diver is a way to stay cool on those hot summer days while making a little pocket money. This job requires you have the ability to swim to with your eyes open as you will be retrieving golf balls from water hazards on the local golf course.

Plane Repossessor

If you like flying and can fly everything from small airplanes to jumbo jets to helicopters and don't mind possibly getting shot at by drug lords then this might well be the unusual job for you. Though there are very few people around that work in this special field the pay off can be big as banks are willing to pay top dollar to get these planes back when people don't make their payments.

Laughter Therapist

If you have the ability to make people laugh and see the lighter side of life, this could be an excellent career choice. As a laughter therapist your entire job is helping people to see the funny side of life and their own particular situation which isn't always as easy as it may seem. A psychotherapy degree is needed to perform real laughter therapy but stand up comedians exercise their own versions as well.

Snake Milker

In order to make snake anti-venom you need venom so someone has to actually get the snake to release their venom into a dispenser of some sort so it can be used. The people who do this unusual job are great at handling snakes and probably get a bit of hazard pay as well. You might want to find a snake milker in your area and have him give you a few lessons for applying to do this job on your own.

Furniture Tester

This could be the perfect job for the couch potato in your family. Believe it not furniture manufacturers actually hire people to sit in those chairs, loaf on on those sofas, and stretch out on those mattresses to test them for comfort.

If you are looking for an unusual job one of these might be right for you.
