A Look At The Future Of The Housing Market

In some of the worst housing markets in the country, deflation has reached double-digit proportions. While housing woes have reached around the country, California appears to be poised to rank among the worse. One of the primary reasons for this is the fact that in the last several months California has experienced the largest rate of deflating home prices. In fact, home prices in California have fallen at levels that have been unprecedented.

Miami, Florida has also proven to be a difficult market at the moment. Here, the weak mortgage market and record high rates of foreclosures have let to decreasing home values as well. In fact, Miami has been among the worst home markets in the country for two years running. The condo boom in Miami just a few years ago has fueled further problems that have now spiraled into a massive real estate bust.

While Florida and California may have been easy to predict as being among the first housing markets to crumble when the real estate market crashed, there are other markets that are on the precipice of falling which have not been as easy to predict. One of the primary reasons that Florida and California were poised to fall so rapidly were rapidly escalating home values during the boom a few years ago.

Other markets; however, did not rise as much or as quickly, which could be one reason why they have managed to avoid reaching the top of the list; at least until now. These markets include Arizona, Nevada, Indiana and Massachusetts. Declining home prices as well as high rates of foreclosures in these states are also contributing to their worsening real estate market conditions. In Michigan, where layoffs have been significant, the economy is playing a strong role.

Problems are expected to grow worse in many markets as several million adjustable rate mortgages are scheduled to be reset in the coming months. As these mortgages are reset, it is logical to assume that even more homeowners will find themselves facing the reality of being unable to pay their monthly mortgage payments in certain markets. When that happens they will be forced to either face foreclosure or in some cases make a short sell on their home as refinancing is becoming less and less of an option for many homeowners.

According to most statistics, the remainder of 2008 is still poised for problems in the housing market. Many statistics indicate that home values could continue to drop and new homes could experience a loss of up to 18% before the year is out. While there are some indications that the market could begin to level off at the end of 2008 or the beginning of 2009, many experts are quick to warn that when the market does begin to rebound it will not reach the point where it left off. In comparison to the housing peak of 2005, the rebounded market could still be quite a bit lower. Part of the reason for this is that in many areas, prices escalated so quickly that there is simply no way for prices to rebound back to that point.

Still, there may be some home for certain areas. In many markets sub-prime mortgages have either left the market through quick sales or foreclosure. The stimulus package that is on the horizon is anticipated to help the housing market in many areas.

First-time home buyers may soon find the relief they have been seeking since they were forced out of the market; however, it may longer before homeowners begin to experience that same kind of recovery. This is because most homeowners are still reluctant to sell and lose the equity they once had in their homes. The simple fact is that many homeowners have yet to accept the fact that they can no longer get the same prices for that was possible just a few short years ago.

Life Insurance Medical Exam

Before you can get your final quote and actually sign your policy, you must have a medical exam. The purpose of this exam is obvious. First, they want to verify the information you provided on your application and second, they want to know if you have any medical condition which you may not be aware of. This medical exam will directly influence your insurability and the final costs of your premiums.

In most cases, the insurance company will pay for the medical exam and will choose which paramedical will conduct the exam. In some cases, no medical exam may be necessary. This usually is the case for young people and/or policies with small coverage amounts. In most cases you can expect to be contacted by a paramedic to schedule your life insurance medical exam.

Interestingly enough, the more coverage you are requesting and the type of policy you are seeking, the more extensive your medical exam will be. Physical exam, urine specimen, blood work, EKG and x-ray are common in the medical exam. You can also expect to be tested for HIV, high cholesterol, liver or kidney disorders, diabetes, hepatitis and immune disorders, as well as drug use, and smoking.

After your exam, the results will be sent to the insurance company for review. This is why giving the most accurate information on your application is important. If they find discrepancies between your application and the results of the exam they can deny you coverage or request a second exam.

If you are declined coverage based on your medical exam, it is your right to be sent a copy of that medical exam for review by you or your doctor. If you believe that the test results are wrong, don't hesitate to contact your insurance company and request a second medical exam.

Once the insurance company reviews your medical exam results and approve you, they will calculate your premiums based on all the information, conditions, provisions, health risk, etc specified and send you your final policy quote for review and acceptance.

Try to be very accurate on your policy application. It can be very difficult to fool the life insurance medical exam and sometimes an insurance company will completely deny you coverage based on your inaccuracies, even though they may have covered you if you had been more accurate, at a higher premium of course.

An example of this came to us from a fellow in Miami, Florida. He stated on his application that he was a non smoker. And for the most part this was true. He did not consider the 3 to 4 cigarettes per week he smoked to qualify him and categorize him as a smoker. Once the exam was completed, it showed that he indeed was a smoker. The insurance company declined to process his application any further. He discontinued smoking for some time and applied to another insurance company where he was accepted as a non smoker.

The insurance companies have all the power and reserve the right to not insure you for any reason they want. In the example above, this mans family may find later, at the time of his death, that the insurance company will refuse to pay out the death benefit because they will find out that he is a smoker, even if its only a few cigarettes per week. How will they find out you ask? Prior to paying out any benefits, regardless of the amount, the insurance company will require a copy of the medical records of the insured. If they determine that he was a smoker, even if he started later in life, they could deny his family the death benefit because he did not notify them of his change in medical status.

There are many cases of this. Remember, the insurance companies are looking for any reason whatsoever to not pay.

Eight Basic Asset Protection Techniques

As with any other transaction of importance, it is always recommended that you seek the advice and care of an attorney when creating and implementing your estate plan but either out of laziness or financial inability, many Americans are still failing to plan for the protection of their assets. If you should fail to retain an estate planning attorney to work with you on your asset protection plan, at least follow the eight steps below and assure that your family isn't left with nothing but a large pile of debt. As the old adage goes, if you fail to plan, you are in actuality planning to fail.

Step 1 - Sign a financial power of attorney.

A financial power of attorney designates an agent of your choosing to handle your financial affairs should you become incapacitated. This person can pay your bills, file your taxes, and manage your investment, retirement, and life insurance accounts. Without a financial power of attorney in place, your family would have to get court permission to step in which will cost them precious time and money.

Step 2 - Designate a health care surrogate.

A health care surrogate is basically a power of attorney for your personal well being. The surrogate will make health care decisions for you when you are unable to do so and will see to it that your living will is executed properly, so that the end-of-life measures that you choose are carried out to your specifications. Along with designating your health care surrogate, you should also prepare your living will.

Step 3 - Calculate your net worth.

Start by listing your largest assets and their current market value. This might include your home and any vehicles that you own outright. Next, you'll want to add your more liquid assets, such as checking and savings accounts, cash, CDs or other investments such as retirement accounts. Add to that the current market value of any personal items that may be valued at more than $500. This number represents your total assets. Now, make a separate list of any major outstanding liabilities such as the balance on your mortgage or car loans. Add to that all of your personal liabilities such as credit cards, student loans, or any other debt you may owe. This number represents your total liabilities. If you subtract the total liabilities from the total assets and you will have your net worth. Keep this figure handy when speaking with your estate planning attorney, your financial advisor, and your accountant.

Step 4 - Review your beneficiaries.

Each year, you should review the beneficiary forms on file for all of your bank accounts, retirement accounts, and life insurance policies. These forms will determine who inherits most of your assets. If your spouse is listed as the beneficiary on any of these accounts, you should list your children as contingent beneficiaries in case anything should happen to your spouse. If your spouse dies before you, this will allow your children to put their inheritance into an inherited IRA and stretch out the distributions and tax deferral over the span of their entire lives. This could save your children thousands in tax liability.

Step 5 - Write a will, or update the one you have.

Without a will or living trust, the assets you worked so hard during your life to accumulate will be divided up the way the state you live in sees fit. If you have had a major life change since drafting your will (such as marriage, divorce, birth of a child, or death of an immediate family member), the dividing up of your estate could get very messy without an updated will. To protect your family further, you should talk to your estate planning attorney about the implementation of various trusts and tax shelters that can help preserve your wealth for future generations of your family.

Step 6 - Plan for state estate taxes.

Currently Florida does not collect a state estate tax, though things were different prior to January 1, 2005, when Florida, like many other states, collected a separate state estate tax in addition to the Federal estate tax, called a "pick up tax." The pick up tax was equal to a portion of the overall federal estate tax bill. The federal estate tax is scheduled to completely disappear in 2010, but then the provisions of the Economic Growth and Tax Relief Reconciliation Act will sunset and the estate tax, along with the pick up tax, will come back on January 1, 2011. In 2011, there is a chance that your estate could be doubly taxed. The year 2010 will be an "uncapped" year in that the EGTRRA will no longer offer protection to those individuals with a net worth of under $1 million. With more families being exposed to the estate tax, it is imperative that you sit down with your estate planning attorney and talk about drafting some combination of a will and trusts as soon as possible.

Step 7 - Title your assets correctly.

A married couple whose wills set up a credit shelter trust in order to preserve the estate tax exemption of the first spouse to die without bankrupting the surviving spouse must keep their assets titled in the names of each spouse separately or they will not qualify for the benefit. If they instead wish to have their estates distributed through living trusts, they must remember to retitle their assets in the name of the trust. Failing to title your assets correctly may defeat any specific intentions you have when forming your asset protection plan. If you are uncertain of how to title your assets in a way to guarantee your desired result, you should contact your estate planning attorney and request a consultation.

Step 8 - Be generous.

Any individual can give up to $13,000 per year in cash, stock, or other property to any other individual without worrying about any gift or estate tax consequences. A person is also permitted to pay any other person's college or private school tuition, as long as the check is sent directly to the school, in addition to the $13,000 gift allowance. The same is true for medical expenses, as long as the check is sent directly to the health care provider. You also have the ability to give up to $1 million to any person and receive a single lifetime gift tax exclusion. As the old saying goes, give and you shall receive.

While these eight steps will provide you with basic protection, for a true and complete asset protection plan, please contact your estate planning attorney and work together to create a plan for your future and the financial future of your family for generations to come.

Fat Burning Cardio and Agility Drills

It's time to add some fun and games to your workout with some cardio and agility drills. These are great fat and calorie burning activities. Always consider your physical activity a dynamic and not static process. Make it a game. Think variety. Incorporate your environment into your workout. Though these drills call for the use of cones, you could use stones or even trees and bushes or chairs to run around.

Backpedal/Sprint Drill (Staggered Cones).

Six cones will be needed for this drill. Place one cone as the starting point and the other five are placed like spokes in a wheel at different lengths (10 to 20 yards) from the starting cone and each of them about five yards apart. Each of the five cones will be placed at the 10, 12, 1 and 2 o'clock positions. Sprint to the 10 o'clock cone and backpedal back to the starting cone. Do this with each cone in the "spoke" until all are completed.

Zigzag Sprint Drill With Cones.

Using six cones, stagger them in such a way that you will have to zigzag around each of them in order. This is a sprinting drill. Each cone should be about 5 yards apart. You will sprint around each cone until you have zigzagged through all the cones and then back again. The cones will be placed in two rows.

Box Drill With Cones.

Using four cones form a box on your lawn. The cones can be about 25 yards apart although you may vary that distance as you like. You are standing at the first cone. You will sprint to the second cone. You will perform a lateral or sideways move to the third cone. You will back pedal to the fourth cone. You will sprint back to the first cone. Please note that you can simply just sprint to each cone or you can mix and match your own moves between each of the cones.

Suicides.

This is a simple drill with a high cardio impact. Place one cone as the starting point and the other cone anywhere from 20 to 50 yards out. Sprint out and back, out and back, out and back, and so forth. I think you get the point. You can simply make this one a timed event with everyone at their own pace. When performing this as a group the great benefit is that no one really ever falls behind. As a matter of fact, you really can't tell who's ahead and who's behind. Regardless of fitness level, all team members will enjoy a great cardio blast with this drill. I'm sure you'll notice the fatigue very quickly on this one.

Forward-Back-Left-Right.

This can be done in a group with a group leader guide or by yourself. The guide leader will call the signals randomly to change direction. Don't run into any trees or fall in a ditch going backwards! The commands are simple: forward, back, left, right. The commands FORWARD and BACK simply mean to run forward and backward. The commands LEFT and RIGHT mean run sideways to the left and to the right. This is lots of fun and a great way to work on the agility and the lower body. How long? As long as the guide leader is yelling out commands. The leader can either face the group and give hand signals as well or he or she can join in with the group and shout out the commands.

Run Forrest Run!

I'm sure most of you have seen the movie "Forrest Gump." Once Forrest started running, he didn't know when to stop. For most of us out there, it's more like not knowing when to start. I had to specifically mention running. What I mean is anything that leaves the realm of simply walking. Keep in mind that running (jogging) is a great way to work the heart, lungs, butt, hips, thighs, quads, hamstrings and much more.

Learn To Throttle Your Running Pace.

Before ever stopping, try throttling it down to a slower running or jogging pace first. This works on two things: your mental strength and it keeps you on the run. Unless you are sprinting, your upper body should be relaxed and only your legs and lungs should be working. No feet dragging or pavement pounding is permitted unless you have a sudden urge to hear me say, "Drop and give me twenty!" Foot dragging or scraping or foot pounding is a recipe for injuries to connective tissue in your lower body. Your stride and your body mechanics should be smooth. You land on your heels and roll across your foot. You're not really going to be thinking about this when you run. Just check yourself every now and then for smooth, efficient running mechanics.

Your breathing - as with all exercises - should be natural and should not be heard, and the mouth should not be making some unnatural forms that you've seen in some of those workout videos or in the gym. You're getting some of the Health Colonel's philosophy about breathing.

Who Turned The Light (Back) On Sunny Florida's Housing Market?

House hunters shut out of the recent housing boom are smiling from ear to ear.

Unless you've been lying beside Rip Van Winkle for a couple years, the country is in a buyer's market with a 7.2-month supply of homes for sale. Anything more than a six-month supply means an advantage for buyers.

No more craziness in the market. No more rushing to submit an offer *above* the list price and with no contingencies.

Depending on your part of the country or even your part of the state or town, the housing market has not tanked.

Sure, more For Sale signs dot your favorite neighborhoods. However, please don't think that this "buyer's market" entitles you to waltz in with a low-ball offer and scoot out with a signed contract.

If you're interested in escaping the frigid North to the Sunny South, the National Association of Realtors (NAR) forecasts a sunny outlook for homeowners.

This "new" market of the South features more affordable homes prices, continued job growth above the national average, and historically low interest rates. Your parents and grandparents simply cannot believe it's possible to pull a ~6% rate on a 30-year fixed home loan, can they?

To assure you it's a good time to buy a home in the South, the NAR offers the Housing Affordability Index, which looks at home prices in an area, along with salaries, the percentage of income homeowners are spending on a mortgage and a host of other factors.

This index provides a pretty good indication of just how much home you can buy. And this is one index where, to get the most home for your dollar, you want to see the highest number possible.

To break it down, a score of 100 means that if you are earning the area's median income you can afford to buy a median-priced home. And if the number is 125, it means that you have 25 percent more income than is necessary to buy a typical median-priced home.

Make sense?

In the Sunny South the index was 119.8 -- 5.1 percent *above* 2005 numbers. Parts of the Midwest recorded a 150, but who wants to scoop snow, scrape ice, pay outrageous heating bills and not see or feel the sun for months?

C'mon, do you really want to be an Eskimo for six months? Wouldn't you rather be golfing, lounging in hammock at the beach, sitting in shorts and tee shirts on your screened lanai sipping lemonade and enjoying a warm breeze...in January and February?

In that case, what good is a 150 for the Midwest. Despite the 150, people are not waiting for spring to pack the moving trucks and drop a couple resumes on Monster.

Enough already of the snow, the ice, the wind, the gray skies, the heavy clothes, the slipping & sliding, the numb fingers, the dry-chapped lips etc. ---- they've had enough of the brutal arctic weather hammering the North.

They've had enough!

Across the Sunny South, the median home price is $181,700, but if you're looking in the Miami-Fort Lauderdale area you will see median prices of $366,800.

While the housing market in Florida, in particular, catches its collective breath following five years of dizzying, unprecedented price increases, house hunters - with a little patience and strong negotiating skills - are finding some "good" deals.

As a whole, the NAR predicts home prices will increase 4 to 6 percent in 2007. This is more like it...reasonable, sustainable growth.

Southerners are also spending a smaller than average portion of their income on their mortgage payments. In the South, a home owner devotes approximately 20.7 percent of income to that mortgage check, according to NAR numbers. The national average is 23.6 percent.

If you want to live with Mickey Mouse, enjoy the Atlantic Ocean on the east coast of Florida or the Gulf of Mexico on the west coast of Florida & abundant outdoors entertainment year round, you will pay more for your new "way of life".

How much more?

In Orlando, buyers are seeing median prices of $272,100, according to NAR's most recent statistics.
Sarasota - the amazing tropical playground of the "rich & famous" - boasts a $301,300 median home price. The small town "feeling" coupled with incredible boating, arts, entertainment, and a vibrant economy makes Sarasota, FL, the jewel of Southwest Florida.

For college basketball fans, the Sarasota area is home to Dick Vitale, Mr. College Basketball for ESPN.
By the way, the "expensive" median homes in the area include:

* Washington, D.C./Arlington/Alexandria, (D.C., Va., Md.) - $421,600

* Baltimore/Towson, Md. - $277,900

Public relations is a systematic research function that aims to design an effective campaign to solve an issue within mass communications. It is imperative that this research is reliable in order to understand the issue and suggest recommendations. Reliability can be defined as the ability of a method to measure the same results comparably over time. It is a measure that is stable, and consistent.

Public relations as a social science research aims to understand society and the various segments involved. Researching these segments or markets helps the practitioner anticipate attitudes and behaviors. Moreover, these preemptive measures anticipate future issues that may occur, and solutions to solve them.

Because public relations faces the challenge of validating the importance of this systematic approach to problem identifying and most importantly problem solving, it is imperative for practitioners to maintain their reputations with "Corporate America" and the media. Reliable research helps illustrate to the dominant coalition the necessity to understand an organization's stakeholders. More and more, members of the dominant coalition are understanding the importance of their support for public relations. Effective public relations aids a company's competitive advantage, therefore, aiding their bottom line.

Unfortunately, not all practitioners perform the necessary research needed to make reliable and valid recommendations. How many magazines are popular in your home town? One or two? A few? Not in Florida. Magazines total 30+ and I'm sure I missed a few!

Subscribing to a Florida magazine if you are thinking about retiring here or buying a second home here, is a great way to get to know a town or a region. If you already spend the winter months here, subscribing to a magazine keeps you abreast of things going on while you're at your northern home.

Isn't a magazine great entertainment for very little money? For a dollar or two you get to spend 1, 2 or 3 hours each month reading interesting stories about things that you care about and things that entertain you. The Importance Of Reading To Children

Growing up, my parents read a story to me every night. I always assumed it was the standard in every child's bedtime routine across the country. As a teacher with my degree in Early Childhood Education, I know the importance of reading to children. The benefits associated with a simple daily bedtime story seem endless. Imagine my amazement when I read the statistic stating that only 39% of parents read to their children on a daily basis (Young, Davis, and Schoen, 1996).

In a word, I was flabbergasted. I've witnessed the struggling readers and the impact that has on their daily lives. When a child has difficulties reading, everything in school suffers as a result. Would something as simple as a daily ten minute bedtime story interaction between a parent and child prevent these kids from struggling throughout their school years? Could it really be that simple? I want parents to know how vital it is to read to their children everyday.

Benefits

Teaches Basic Reading and Writing Skills

When children are being read to, they are taking in so much at once. Simple things experienced readers may take for granted are introduced during the first few years of life while listening to a story. Children who are familiar with books know how to hold a book and turn the pages from left to right. They know that the book has a title.

Pre-readers also understand that the book contains pictures and words and they start distinguishing words and letters. They begin to recognize that the printed text is read from right to left and top to bottom, which is directly related to beginning writing skills. School districts expect children to be reading simple word texts by the end of kindergarten, and having these basic skills can propel them toward success.

Teaches Basic Listening Skills

It's true, as I experience it in the classroom everyday. Some children don't have the ability to sit still long enough to listen to a story. It can be possible that some children may have trouble because of a disability, but others may simply lack the insight to what story time is all about. Making story time at home a daily, fun and engaging activity can encourage children to get excited about story time at school which can also discourage behavior issues.

Promotes Vocabulary and Language Skills

Just think of all the new words children hear from books. Our daily conversations do not require much use of complex language or vocabulary and can hinder the development of a child's oral language. Reading to a child can introduce so many new words, especially nonfiction titles. Children's literature provides great models of language for children. In hearing the flow of the writing and the innovative words, especially in repeated readings of the same text, can nurture children's language development.

Builds Knowledge of the World

As in language development, reading exposes children to worlds of new information. As a teacher, I used books to teach children about a topic, such as a place, or a person, or a topic. The amount of information a child can learn from books is never-ending, which leads into the next benefit.

Fosters a Love of Reading

Enabling children to enjoy reading is one of the most important gifts a parent can do. Kids will learn reading skills in school, but they will come to associate reading with work, not pleasure. As a result, they may lose their desire to read, effecting their schoolwork and desire to learn. When a parent shares an exciting story with a child, and in turn, gets excited with the child, the parent is showing how much fun reading can be. Jim Trelease, author of The Read-Aloud Handbook, encourages parents to lead by example by stating; "Make sure your children see you reading for pleasure other than at read-aloud time. Share with them your enthusiasm for whatever you are reading".

Encourages Parent-Child Bonding

Reading aloud also creates a special time for parents to bond with their children. Cuddling together for a bedtime story, you'll be helping your children develop a lifelong appreciation for reading. (Reading Aloud, n.d.) Builds Self-Esteem Children often want to hear the same story over and over. Just as adults may need to hear something more than once to remember or understand, children are the same way.

Trelease (2001) makes a very interesting point, "Those of us who have seen a movie more than once fully realize how many subtleties escaped us the first time. Even more so with children and books". He also points out that repeated readings can turn a child into an expert on a particular book. The child feels good about himself and connects that good feeling with reading (Trelease, (2001).
