Hurricane Wilma

Hurricane Wilma slammed into south Florida on October 24, 2005. According to the weather media this storm would blow by quick at the category 2 level of intensity. I'll tell you what, this storm did not blow buy quick, matter of fact hurricane winds lasted at least three hours at my residence in Delray Beach which is about 25 miles north of Fort Lauderdale. I downplayed this storm as not going to be all that bad. Just to be safe I installed my storm shutters and secured my outside garden furniture. I have what I call a hurricane kit in my garage with survival necessities along with a 12 gauge sawed-off shotgun. I did not need the shotgun but my supply of fresh water, lanterns, and batteries came in handy.

The storm slammed into my area right around 7:30 a.m. Of course the power died right about this time. I have been in 7 hurricanes and this is my most frightening. Sitting button upped in my house was not a nice experience. You sure hear lots of strange noises. I could hear the nails in my roof screeching as they pulled out of the supports. The roof held up fine in the end but there were moments I thought it might go. If my garage door was not reinforced with aluminum girders I believe it would have been sucked out of its tracks.

After about 90 minutes of hard wind the eye of the hurricane was over us with its eerie calm. I went outside to access the damage. The damage was not as bad as I thought it would be. I had some trees down and lost the oranges on my orange tree. My landscaping was screwed up but still I was please that we had no structural damage. I kept hearing on the radio and from some neighbors that the backside of the hurricane would not be too bad. Simply put, they were wrong. The backside finished off what the front side did not get.

Anyway we survived Wilma and the biggest inconvenience was no power. Our power was restored at approximately 7:00 p.m., October 30, 2005. My telephone still does not work although the DSL connection going through this line works fine. My cell phone did not work until 3 days after the storm. I had to cut down many of my bushes and trim back broken trees. I had some food loss. I did get a chance to cook my best meats on my grill. I always keep two extra gas bottles as part of my hurricane kit.

Few people who used common sense and prepared for this hurricane suffered. The national news media has tried to make us look like fools in Florida. You have people down here like anywhere else that think the government owes them something for their stupidity and lack of personal responsibility. The news media searches out these people for interviews on just how horrible the situation has become and how they are being short changed by all levels of government. This is bunk. FEMA responded quickly as did all levels of local and state government. Remember the Boy Scout motto, "BE PREPARED."

Eat to Win - Strategies to Maximize Performance and Health

Have you ever wondered why, for so many people - especially anyone older than 30 in the U.S. - weight gain seems to be a fact of life? It is because the human body is way too efficient. It doesn't take much energy to maintain the human body at rest. In addition, when exercising, the human body is amazingly efficient when it comes to turning food into motion. Here are some basic strategies to eat for performance and health.

THE OVERWEIGHT HEALTH CRISIS IN THE U.S.
There is a health crisis in the U.S. and here are some of the symptoms.


50% of Americans are overweight
33% are obese
40% of women are trying to lose weight at any given time
25% of men are trying to lose weight at any given time
Being overweight is the second leading cause of preventable death in the US.

At rest - for example, while sitting and watching television - the human body burns only about 12 calories per pound of body weight per day. That is 26 calories per kilogram. That means if you weigh 150 pounds, your body uses only about 1,800 calories per day.

1,800 CALORIES TO STAY ALIVE


Those 1,800 calories are used to do everything you need to stay alive:
They keep your heart beating and lungs breathing.
They keep your internal organs operating properly.
They keep your brain running.
They keep your body warm.

312 MILES ON A GALLON OF GAS
If you could drink gas and digest it, you would get 312 miles on a gallon of gas. At $2.90 per gallon that would be about $0.01 per mile. I don't think I need to mention this but I will anyway. Don't drink gas. It will kill you!

In motion, the human body uses energy very efficiently. For example, a person running a marathon-, which is 26 miles, or 42 km-burns only about 2,600 calories. In other words, you burn only about 100 calories per mile when you're running. Still, the body is designed to be used. If you don't exercise, your muscles will deteriorate, your arteries could clog, and your heart will have a harder time pumping enough oxygen to the body. In short, you'll age and die faster.

Did you know that if we could drink gas and the body could actually process it as food, you would get about 912 MPG while bicycling? Now, that's great gas mileage! A gallon of gas has 31,000 calories.

If you have been dieting, you may be out of touch with your body and its signals for hunger and fullness. To get back in touch, you can do several things.

EAT REGULARLY
Eat at least every three to six hours. Include breakfast, lunch and dinner. Add a snack if your body really signals the need. If you are physically hungry, do not fill up on water or coffee - eat something. Why? It's about getting back in touch with what your body says about hunger and responding to it. It takes three to six hours to digest a balanced breakfast, so you will be hungry by lunch time. If you eat these meals and stop eating when you're full, you will ultimately eat less at the evening meal and throughout the evening. Ignoring your natural hunger signals and under eating early in the day inevitably lead to overeating - even bingeing - later on. Eating regularly involves resetting your internal clock to a regular pattern of meals. Once you are in the habit of eating breakfast within an hour of getting up, you will soon start waking up hungry for the morning meal.

So what if you don't eat breakfast? About 50% of overweight people do not eat breakfast. Breakfast is the most important meal, so a nutritious breakfast should not be skipped.

What about more frequent meals, say, five to six times a day? Be careful with this one. It may lead you to eating more than you should, because you could eat only to not miss one of those six frequent meals. Eat when you are hungry and develop the habit of eating a nutritious breakfast. If you normally don't eat breakfast, ease into it by having just a little, such as half of a banana, and working your way up to a regular sized breakfast. You should eat at least three meals a day.

EAT BALANCED MEALS
The basic premise of any good diet is variety, moderation, and balance. Let's make this step easy. Divide your plate into thirds: One third for protein (meat, seafood, poultry, and beans) and the other two thirds for vegetables, bread, potatoes and/or pastas.

"Well, instead of figuring out portions, I'm just going to get a really big or really small plate." If that helps you to adjust, that's great. Remember the focus. It's not about legal or illegal food. It's about getting back in touch with your body and responding to its real physical hunger and basic needs and what will satisfy you, while seeking out the most nutritious choices. A healthy lifestyle is one of both moderation and balance.

HIGH-OCTANE FOOD
So let's go back to dividing your plate into thirds and follow the 15/30/55 RULE-15% protein, 30% fat and 55% carbohydrates. If a racecar driver had to use food for his racecar, this would be the formula for ultimate performance, as long as the ingredients overwhelmingly are unprocessed, unrefined, highly nutritious food. No racecar driver is going to put low-octane fuel in his car. No human being should put low-octane food in his body. That will influence health and performance. This does not exclude once-a-week moderate amounts of sweets or desserts. More than once a week on a regular basis is too much.

PROTEIN DOES NOT JUST RUN AROUND ON TWO OR FOUR LEGS
We all have a tendency to count the protein that comes from animal sources, and that includes dairy. We tend to disregard the protein that comes from plant sources, thereby eating too much protein. That is hard work for the kidneys and could indicate that either you are eating too much or you're not getting enough of the nutrient-rich plant products, such as fruits, vegetables, whole grains, beans and nuts.

Eat animal products no more than once a day while eating nutrient-rich, plant-based foods, and you will give your health a big boost. In fact, complete elimination of animal products while supplementing with calcium and Vitamin B-12 is extremely healthy.

15/30/55 RULE
How much food should you eat to follow the 15/30/55 guidelines? Now we're back to the topic of calories (and quantity), which doesn't necessarily mean more food. 200 calories of vegetables take up about the same amount of space as 1,000 calories of pasta! Your body will tell you how much to eat, if you "listen" carefully and closely. Moreover, if your body is still in the learning phase of "listening," a little old-fashioned, timeless, self-discipline will do the trick.

CHOOSE MEALS AND SNACKS THAT SATISFY
If you eat what you want, you will eat less in total. You need to eat enough to fill up-food that you like. Nevertheless, you also need to be careful to balance carbohydrates for energy-especially more complex carbs such as sweet potatoes, oatmeal or beans-with enough protein to keep you satisfied. This balance is what keeps you satisfied until it's time to eat again.

TAKE YOUR TIME
Effective eating takes time. You need to find out how good it feels to sit down to a meal pleasantly hungry and to take your time with it. You will end up satisfied and able to forget about eating between mealtimes. On the other hand, don't go telling yourself you're not going to eat a meal or healthy snack if you can't eat it slowly. That would be a fatal error. Do not skip a meal if you can avoid it. Gulp it down if you can keep it down and continue to work or do whatever you are doing.

GET ENOUGH FIBER
25 to 30 grams of fiber a day from unprocessed, close-to-nature food is a nutrient-rich diet. A fiber-rich diet helps your body deliver nutrients to its cells. If processed food and supplements are the sources of your fiber intake, you are probably not getting a sufficient amount of nutrients, which leads to an unhealthy diet. Does that mean you have to eat a can of beans a day? I think you and I know what could happen if you did that. No, eat more green and yellow-orange vegetables, citrus and yellow-orange fruits, and whole grains.

WATER
Drink 6 to 8 glasses of water a day. Keep your body hydrated. If you are in a hot and humid climate your need for water will be much greater. With increased sweating your body will also need replenishment with electrolytes.

South Florida's Gulf Coast Secrets

Living in Florida has its advantages. There are some wonderful places to visit.

Disney World in Orlando, of course, but there is also the Keys, Daytona Beach, Miami, Ft. Lauderdale, and St. Augustine, to name just a few. All of Florida's most famous, usual hot spots, but there is so much more to explore.

For this author, preferable it is to get off the beaten track. Some well kept secrets and some not so well kept. I speak of the beautiful Gulf of Mexico coast of South Florida. The Gulf coast has the beaches to visit. The effervescent blue waters set off by white sand beaches that do not burn bare feet, wonderful between the toes. White sand beaches and gentle waves, this is paradise.

Siesta Key has one of the worlds most well known white sand beaches. This relatively small key is home to two public access beaches; the main beach is, quite appropriately, Siesta Beach. Plenty of parking, volleyball nets, tennis courts, and Picnic tables with barbeque pits. The Key is home of a quaint "downtown" area catering to a "parrot heads'" (Jimmy Buffet fans) mentality, native to a key environment. Within walking distance from the main beach with good food, enjoyable music, and sunsets you only see in pictures, this is Siesta Key.

South of that is the best kept secret in Florida, in my opinion. South of Venice, Florida is the beginning of a long thin strip of land called Manasota Key. You will find three beaches, the southern most with a small tourist area. Gift shops, vacation home rentals, a hotel, couple nice restaurants with Gulf views, and of course a tiki bar (the sunset from the perspective of the tiki bar is spectacular).

The northern area is home to Manasota beach. A few barbeque pits, covered picnic tables with lots of parking. Right over the inter-coastal bridge this is the first beach you will come to upon leaving Venice.

The middle beach is called..... Middle beach, by the locals. There are basic facilities, and a long beach but it is a hideaway, couple mile drive on a narrow road from either direction. Opposite Middle beach is inter-coastal access in quite a large wildlife refuge. The dirt trail roads provide a few outlets to the inter-coastal waterway, perfect for fishing. If your not to squeamish, go for a walk in the flats (that's IN the water). Awesome adventures, if you can be still for a minute you can watch the various fish swim by your feet through crystal clear water. I used to enjoy walking the flats and fishing with a couple friends. Wise it is to be with friends on those walks, for sure.

Then south to Englewood Beach, I began describing it at the start. The beach is huge and the sunset is always spectacular. On the weekends you can always hear live music over the water at night from the tiki bar across Stump Pass, well, in between sets of the live music at the tiki bar where one might find his or her self.

This part of Florida is a personal favorite.

An Original Perspective on Waging Conflict as a Way to Promote and Restore Self-dignity

Conflict is a fact of life for all of us, but too many painful consequences are generated by avoiding or managing it in the wrong way. When we deal with everybody else day after day in any capacity as leaders or team managers, is inevitable that we will be personally confronted with conflict. Our jobs, our reputation and our own satisfaction level are contingent upon knowing a basic principle to understand interpersonal conflict. If you are a leader, you need to learn and apply this principle in all your interactions with people.

Concerning your original mindset, if you were growing in a family environment where conflict was seen at least as improper and at worst as a disgrace, you have learnt very early on to avoid it. It probably means that you will feel uncomfortable and scared by confrontations, and thus incapacitated to behave in a more balanced way. There is a simple principle that can help you view aggressive interactions through a new lens, and so help you to react in a more appropriate way.

In general, there is plenty of research that shows conflict as the point of confrontation between differing viewpoints. Since no two people view the world exactly the same way, disagreements are quite normal. In fact, anyone who agrees with you all of the time is probably telling you what you want to hear, not what he or she actually believes.

If we could separate logical from emotional aspects of conflict, it would be easier to deal with so many perceived differences. But the deep emotional roots of conflict ascribe different meanings to these differences, and being in any conflict also means to be risking some rejection, disapproval or love withdrawal, which is pretty emotionally painful.

Of course it is rather difficult to face these feelings, so rigid positions cover up anxiety and fear. We demand more and more when we are unable to face internal demands for recognition and support which, of course, are impossible to satisfy with requests for more money or concessions.
Regardless, we continue pushing for more awards, making a win-lose victory an empty one.

So, here is the principle:
Recognize the hidden signals of fear of rejection, isolation and lack of recognition under the escalating aggressive behavior displayed in front of you

Learn how to address specifically this point, as fast as you can.

Quite often, unrecognized frustration can lead to violence and other kind of aggressive behavior, as the means to find necessary redress. When the hope to obtain some recognition through conflict escalation is lost, what survives is the one-upmanship of competition, which recognizes no bounds set on self or other-preservation. The only thing that matters then is winning at all costs.

Now, we are going to examine three main areas where conflicts occur: in interpersonal one-on-one relationships; in meetings; and in negotiations. Although there are similarities between all of these areas, each one takes a slightly different slant depending on the setting where the conflict occurs. Let's take a look at each one in a little more detail and I will show you how to apply this principle.

Conflicts in interpersonal relationships

Sometimes in interpersonal relationships, such as those between you and one of your employees, or with a friend, there may be a conflict that you are not aware of. If someone who is normally upbeat and friendly toward you suddenly begins avoiding you or being silent or rude, there is usually a reason.

If the person has remained cheerful with everyone else except you, chances are you are dealing with a conflict situation. In these instances, you will want to address the problem by proceeding through the following steps.

If you assume there is a problem, set up a private face-to-face meeting to discuss the problem with the other person.
In a non-confrontational manner, ask the person if there is a problem. If his/her answer is "No", inform the person that you value so much the relationship that you will keep asking the question, because you've noticed the behavioral change. Don't go beyond this to assume that you know what the problem is, but let the person explain it, from his/her perspective.

As you talk, ask for feedback: Am I right on this? Do not defend yourself, by "attacking" the other person with accusations, but listen with an open mind.


Be sure to listen carefully and show respect for his opinion! Otherwise, you will lose all credibility.


Take a few minutes to recycle the other person's opinions in your mind, and identify where his comments are right, according to her point of view: why the person experienced the situation as she did.

Conflicts in workplace meetings

Conflicts flaring in the open, in opportunities like meetings can be very disruptive. But they can also be very helpful, if you are prepared and don't take them as a public opportunity for humiliation. Remember, conflicts are disagreements of opinions, with an emotional component included.

The person disagreeing with you is probably raising valid questions, and it may benefit the group to address the issues they are presenting. In fact, by listening to them, you may gain valuable insight into what is and what is not working within your organization. Remember that everybody is watching you, so be gracious: appreciate the feedback and ignore the form.

However, when the person continues past the point of disagreement to the point of disruptiveness, it only means that albeit you have identified the logical aspect of the difference, and addressed it, emotional factors are still lingering on. This person has not received enough confirmation or recognition from you perhaps in other opportunities, and this meeting is another of them.

He is demanding now that this provision of recognition be made in a public setting, by confronting you. What can be done to address this specific kind of confrontation requires an honest assessment of your own leadership capacity, and some fast strategic changes.

Find in yourself the answers to some questions, as:
Can you, publicly, find the "grain of truth" in the other person's position and acknowledge it?
Can you find areas of agreement between the two positions, and reframe in such a way that both positions are equally included and valued?
Can you invite this person to a compromise by including him into further decision-making processes?
And, ahead in time, can you keep this person near you by inviting him/her to share his concerns with you in private?

The assumption that "meetings can get out of control," is no longer valid, if you know how to manage confrontations for what they are: a demand for your attention as the person who can validate, support and affirm a person's value.

Conflicts in negotiations

Negotiations are ways to find a middle point or a compromise when there is a difference in appreciations.
When you are negotiating with your clients, vendors, or even your employees, it is important to always keep in mind the idea that both parties need to find a Win/Win situation, where both feel respected and appreciated by the other. No one wants to feel like they are giving away something for nothing, because it means that were taken advantage of and that impinges on their self-esteem.

In fact, most conflicts develop, according to our principle, because of one party's perception of being slighted, humiliated or taken advantage of.

In order to avoid these types of situations, there are certain ideas you can apply to increase your chances of a successful negotiation.


Show appreciation and respect for the other person and his ideas. Avoid any negative or diminishing comment.


From the beginning, be always the proponent of a courteous, clean process. Don't push or hurry the process, but give time for ideas and interaction to develop.


Even when your perception tells you that you've been attacked, you can always choose to deny that. Stop cycles of defend-attack immediately, because they are non-productive and escalate fast!


Try to understand the other person's perspective: communication is more than just listening; try to see their perspective as clearly as yours.


Check your understanding and summarize often so both sides are always on the same page. Reframe the problem including both perspectives.


If the matter is not a big concern for you, invite the other person to offer his solution first. Include his ideas with yours when presenting your own proposition.

Places to Visit in Florida Besides Disney

In Florida, the weather is typically nice but some what unpredictable. In the summer (June-August) the temperatures tend to stay in the high 90's with extremely unbearable humidity. Things start to cool down in September but not by much. Our a/c runs full blast through November on any given year.

In November and December we can open the windows often and enjoy the low 80's to high 70'. January and February are our winters. Every once in a while we will see highs as low as 50 degrees. Then the temps start to rise again and spring is phenomenal.

Contrary to popular belief, unless your pool is heated, you don't want to swim from about November to April. It's chilly.

What ever time of year you visit Florida, you will have a great time. North Florida, also known as the Panhandle, holds places like the state capital of Tallahassee, some of the most beautiful white sandy beaches on the gulf coast and a VERY long and boring 3 hour drive across I-10 to get to the next state.

As you travel south, you can visit places like Jacksonville- home of the Jaguars, Gainesville- home of the Gators or St. Augustine- the oldest city in America.

Central Florida is certainly home to Disney but there is much more to it than that. Fish on one of the thousands of lakes, drive through Clearwater Beach or visit a Tampa Bay Devil Rays game. East Central Florida holds amazing places like Kennedy Space Center, the Brevard Zoo, or take an airboat ride on the St. Johns River.

South Florida is known for it's glamor and crime. South Beach is the hot spot for A-Listers. Miami is full of culture and Naples is the place to retire rich. Be sure to visit Lake Okeechobee on the way down. Some of the biggest bass are caught here.

10 Mistakes Landlords Make

Renting a property in the Miami real estate rental market is more difficult than ever before. The number of potential problem tenants is overwhelming. The landlord must be able to set the correct rental price, advertise and market the property aggressively, collect all deposits, conduct a thorough tenant screening, collect the rent, do evictions, fill out the residential lease and all other pertinent documentation and disclosures, avoid emergency tenants and don't try to do it yourself.

These are the 10 mistakes landlords make in the Miami real estate rental market.

1. Price - The landlord does not know how to obtain the right rental price. He/she will listen to a family member or friend who is not an expert and will offer the wrong amount. The landlord will lose hundreds of dollars a month if the house is rented for the wrong amount. The Miami real estate agent must obtain comparables of recent rentals in the area in order to determine the best rental price for the property. The comparable property must be similar to the subject property. The rental amount should not be negotiated.

2. Advertising - The landlord will try to save money and not advertise the rental property. This lack of exposure will hurt the landlord deeply. It is very important to advertise the property in all local newspapers, magazines, flyers, etc. The Miami real estate realtor should conduct at least one open house to get the proper property marketing. The property must be listed in the MLS to ensure maximum exposure.

3. Deposit - The desperate landlord will rent the property to the first person that walks in and will not collect any money in deposit. This is a recipe for disaster in the Miami real estate market. Never show that you must rent the property immediately. A three month deposit must be required up front. The third month deposit could be negotiated and paid in installments if needed.

4. Screening - Always obtain a thorough tenant screening investigation for potential tenants. Obtain a credit check, get a police report, call employers, check references, call prior landlords and ask if they would rent to the tenant again and did they pay the rent on time. Make sure the tenant has not been evicted before. Properly screening the tenant is an essential step in Miami real estate property management.

5. Evictions - Delaying or not evicting a tenant fast enough is a tremendously time consuming and costly mistake that will devastate the landlord. The landlord must be prepared to evict if after all the screening the tenant still won't pay the rent due to lost of job or other unforeseen problems. Evictions must be started immediately. The Miami real estate rental realtor should be familiar with non-paying tenant eviction proceedings.

6. Emergency - Avoid a tenant who must move in immediately. Do not allow the tenant to move in without a full screening and verification being completed. A tenant who must move in right away is usually being evicted or has some other hidden agenda. Check all prior landlord's references and run an eviction check and a credit check. Don't allow the tenant to rush you into making a decision.

7. Lease - Never rent month to month or worse never rent the property with no lease at all. Always insist the tenant sign a one year lease and collect at least one month deposit. In today's Miami real estate rental market a two month deposit plus the current month rent is the norm. All legal and biding documents should be in writing to avoid any misunderstandings. A lease is always required in court to provide repair, terms, and lease expiration and rent determination. All legal documents should be in writing.

8. Occupancy - Never give the tenant possession of the property without signing the lease or without a deposit. Do not give the tenant the keys to place some furniture or other small items inside the property. Tenants have been known to move in the premises before all terms and conditions have been established. Tenants will occupy the property and keys should be delivered only after all the paperwork is signed and all funds have been verified and deposited.

9. Repairs - Don't allow the tenants to make unnecessary repairs prior to renting the property. Painting and cleaning the property is normal should be done. New refrigerator, new kitchen cabinets, new air conditioner, complete remodeling is not normal and should not be tolerated. Do no rent to tenants that have a long list of things to be repaired. Never allow the tenant to dictate all the terms for repairing the property as a condition of renting.

10. Don't do it yourself - Always hire a Miami real estate professional do all the work for you. A landlord that tries to save money by doing it yourself will make a costly mistake. Usually the fee is only one month's rent. Collecting and Evictions services are not included and are charged separately. The money you save by doing it yourself in the beginning will cost you triple in the end.

Landlords must avoid amateur mistakes in Miami real estate property management. Certain rules must be followed in order to rent the property to a good paying tenant who will pay the rent on time and take good care of the property. Most landlords simply do not have the time or the knowledge to properly conduct all the necessary steps in order to ensure renting the property to the best candidate. Appreciating Ice Hockey: An Alternative to South Florida Football and Basketball Teams

During a sports season where the Dolphins have the worst record in the NFL and the Miami Heat already seem hell-bent on a lackluster (or worse) follow-up to last year's stunning championship win (dropping almost all of their preseason games and then getting completely trounced by the Bulls during their home opener), Miami - Ft. Lauderdale residents might be looking for a team that they can watch whose performance doesn't disgust them. Enter South Florida's hockey team, the Florida Panthers.

I was born and raised in Alaska, which means that it was mandated by law that I play hockey (and by hockey, I of course mean the variety played on ice, not the variety played on fields by high-school girls and the Irish). As such, I developed an understanding of it that extends beyond that of the average Floridian - namely, that hockey is essentially about large Canadians punching each other. While this is an important facet of the game, there is really a lot more to it. It is a precise game of individual skill and team strategy that is one of the most fast-paced games on the planet.

If you know nothing about hockey (beyond, of course, the bit about the Canadians punching each other), here are some basic rules and things to watch for: Each team is allowed 6 players, including the goaltender. The game is played in three twenty-minute periods, and the object is to put the puck in your opponent's net as many times as possible. That pretty much sums up the gist of the game.

As far as some of the finer points - if the referee blows his whistle, chances are there is one of four reasons: the goaltender has covered the puck, there is a penalty, there is an icing call, or someone is off-sides. The goaltender covering the puck is self-explanatory, and penalties are generally pretty intuitive (no using your stick to haul someone down, no elbowing people to the head, etc.) Icing occurs when a team shoots the puck from their side of the ice (behind the center red-line) to behind the opposing team's goal line (the little red lines across either end). Off-sides occurs when an attacking player goes into their opponent's defensive zone (past the blue line) before the puck. Now that you know the basic rules, you can concentrate on what makes hockey so exciting: the action.

Other than the fighting, the thing that people know about hockey is the prevalence of bone crushing body checks. The whole stadium will gasp (and then cheer wildly) as two 240 lb. behemoths collide on the boards with a deafening shudder. Many people are surprised that such occurrences are completely legal by the rules of the game; the fact of the matter is that, when done legally, even the most impressive body checks have very little chance of resulting in injury, and when combined with the amazing speed of the game, the physicality makes it very exciting.

It should be noted that to fully enjoy an ice-hockey game, you should take some friends in tow and get some decent seats, as you would with any sporting event; and, just like for any other sporting event, many limousine companies (including Mirage Limo) offer sporting packages that greatly enhance your trip to and from the game.

Do You Have a Sugar Daddy Or Sugar Mama?

Are you in a situation where your partner is much older but with their money you can do all of the things you like to do?  Is that wrong?  Does it make you happy and how do they feel about the situation?  Is there more to the relationship than the money and the age difference?  These are some of the things to consider when deciding if this type of relationship is right for you or not.  There is nothing inherently wrong with dating someone much older, provided you are both consenting adults, but you should be in the relationship for the right reasons.  There is also nothing wrong with dating someone with money as long as that is not the only thing you like about them.

A dating relationship should be mutually satisfying and enjoyable.  The end goal is to find someone to spend your life with, but this takes time exploring different relationships to see what does and doesn't work for you.  Dating an older person with money has a lot of advantages and disadvantages, and you should consider both before jumping into the relationship.  You should certainly never date anyone just for their money because that will not make you happy in the end, even though it is a nice bonus if you find someone you get along well with.

In fairness to the other person, they deserve to be in a relationship with someone who appreciates them for who they are and not just what they can do for them.  Money is a nice benefit, but what difference does it make how expensive the dinner is if you are not enjoying the company?  Dating an older person has its drawbacks, since they may not enjoy the same music, movies and activities you do and their experience may be so vastly different from your own that it may be difficult to find things in common to talk about.

There are many advantages to dating an older person as well.  They are usually more experienced and better know how to behave in a relationship, if not it usually shows more quickly, and you can head straight for the exit.  The older person is usually more self-assured and comfortable in their own skin, which can help you feel more at ease and make being around them more enjoyable. 

Dating an older person with money has many advantages since you can take off and enjoy a fun vacation at a moment's notice, and you don't have to deal with the stress of unpaid bills causing arguments.  They will often buy you expensive clothes and jewelry and even help you pay your bills, which can make your life much easier.  The thing to keep in mind is that while all of this is very nice, it isn't what your relationship should be based on.  You need to be legitimately attracted to the person and enjoy being together for this to be the right thing to do.  Having a sugar mama or a sugar daddy can be enjoyable, but having a good relationship is priceless.

The high unemployment rate will continue to take a toll on our economy. Yes, there are local pockets where the rate is lower, but the general U.S. population will have trouble absorbing its displaced workers because of increasing population, improvements in technology, and continued globalization. People will be making different decisions on what they spend money on. In addition, there will be a wage paradox: the people who are now the sole wage earner where there used to be two will need to earn more, and if you don't give them the wage increases they need, they will start to look elsewhere. So I expect big wage pressure over the next two years. People will be forced to move where they can find jobs and to find a lower cost of living. On the plus side, with a lot more people to choose from in the market. Companies need to hone their skills on how to choose employees so that they have more "A" players to boost productivity.

The new model is less and less office space. Professional services firms have been moving in this direction for the last several years. Many of their employees do not have an office. McKinley Blues

Slide guitar is also known as bottleneck guitar because bottlenecks were the first materials used to produce the effect. Normally a guitar player varies the pitch of notes by pressing a string down against a fret. Slide guitar players place a slide across the strings and move it along without lifting, creating continuous changes in pitch, sometimes in addition to using their free fingers to fret the guitar, sometimes not. The chords available are limited, so many musicians, including Mr Morganfield, use open tuning, a technique where the guitar strings are tuned to a particular chord (often D-G-d-g-b-d) which then changes key as the slide moves up and down the neck of the guitar. The origin of the technique is not clear. There is an Indian instrument, the Vichitra Veena which is played with a slide, as are many African one stringed instruments, though these don't share the challenges of slide guitar where strings which are playing the 'wrong' notes have to be muted.

Robert Johnson was one of the early influential guitarists to use the slide technique, but slide guitar couldn't be contained and burst from the acoustic world to electric guitar with the early blues musicians, and particularly with McKinley Morganfield who really brought the sound to electric guitar. "I Cant Be Satisfied" and "I Feel Like Going Home" were recorded in Chicago in 1948 and became hits for Mr Morganfield, bringing him a long way from his birth in Mississippi and early days as a field hand. If you're wondering why you haven't heard the name, it may be because you know the nickname better, McKinley Morganfield was better known as Muddy Waters.

Born in 1913 and raised by his Grandmother in Clarksdale Mississippi, McKinley Morganfield enjoyed playing in mud, hence the nickname Muddy. He added the 'Waters' himself later. Aged 13 he learned to play harmonica, but four years later, after hearing Robert Johnson he took up the guitar and by age 17 he was playing at various local events, his style a mixture of Johnson's slide guitar playing and Son House's tone. He married for the first time in 1932 but his wife left three years later when his first child was born, but not to her. In 1941 collectors came from the Library of Congress, looking for Robert Johnson in the hope of recording his music. Johnson was dead, but Muddy Waters was willing and able to demonstrate. He was recorded in 1941 and 1942 and then left the South for good in 1943 to move to Chicago.

It was Muddy Waters who brought blues, and specifically electric blues to England in the late fifties to influence an entire generation, though he himself was surprised that the music, which had arisen in black America, was losing it's appeal within the black community who were turning to soul music. At the same time young white teenagers were becoming huge fans. The Rolling Stones named themselves from one of Water's songs, Eric Clapton grew up loving the sound, and Led Zeppelins 'Whole Lotta Love' is based on a Muddy Waters song 'You Need Love'. It may be his influence which spread the use of slide guitar to the rock and roll world where it has developed still further. The Rolling Stones and ZZ Top have all used the technique as have Pink Floyd and even George Harrison, who experimented with it during his time as a Beatle and on later solo songs like 'My Sweet Lord'. Martin Scorsese the film director is a confirmed fan and has used Muddy Waters songs in many of his films, such as Casino and Goodfellas.

Muddy Waters continued to work throughout his life. His last performance was with Eric Clapton's band in Florida in 1982. He died a few months later. He is ranked #17 in Rolling Stone magazine's list of the 100 Greatest Artists of All Time, but his true influence can't possibly be measured.

Falling Behind on Your FHA Mortgage - Help May Be on the Way

Across America millions of homeowners are trying to get their mortgages modified, many times these people are told that they need to "fall behind" or to be late on their payments before their lender will even consider talking to them about a loan modification. Let me first say that while it is true, many lenders are acting more quickly to help those homeowners who are at risk of foreclosure, it is NOT necessary for a homeowner to be late on payments in order to get assistance.

Many of these struggling homeowners who are seeking mortgage modifications have their homes financed with FHA mortgages, and many of these people have found it extremely difficult to work through the red tape and successfully achieve their goal of a modified mortgage and a lower monthly payment.

In response to these difficulties, it has been reported that on this past Friday, January 22nd, the Federal Housing Administration announced that it is going to implement a plan that would help borrowers get their loans modified before they become delinquent. What's the catch? Well the borrower must be able to provide verifiable proof that their hardship or delinquency has been caused by reduction of income from a job loss, slashed wages, having fewer paid hours or even a decline in their self-employed business earnings.

A borrower may also qualify if the hardship or reduction in household income was as a result of a dramatic change in household circumstances such as divorce, disability or death.

In a prepared statement David Stevens, FHA Commissioner said that "The FHA has always required lenders to establish early contact with delinquent borrowers to discuss the reason for missing a payment and to evaluate reinstatement options, and now servicers will have additional options for those borrowers who seek help before they go delinquent, which increases the likelihood that the borrower will be able to retain their home." Let's hope these loan servicers were listening and got the memo.

The examples of workouts or modifications that are being offered include such options as forbearance (where the lender will agree to delay or postpone your payments for several months). Keep in mind that this forbearance does not forgive the required payment, however it simply pauses payments which will then need to be paid back over a specific period of time or even added to the back of the loan. A forbearance also can cause an increase in the loan balance due to interest that accrues on the postponed payment amounts.

In other more serious situations borrowers may qualify for a permanent reduction in payment or a permanent modification. This is achieved by either a permanent reduction in the mortgage interest rate, an increase to the length or term of the loan, even possibly a forgiveness of loan principle. In some cases a combination of two or all of these options could be offered to the borrower, however it has been my experience that a reduction in principle is rarely offered.
